Did you already get your tax BILL? The tax bill cannot be paid until November. They send out the tax statements (sometimes called "Trim Notice" in or about August (which are estimates, not actual bills) so you have time to dispute taxes, millage rates, etc. Did the property appraisers office already cash the check from Homecomings? I didn't think they could do that until the actual BILL was mailed and due (Usually in November). Make sure Homecomings did, in fact, pay it. Check with your county property appraisers office. Many property appraisers in Florida are online. Or are you talking about last year's bill sent out in November, due by March? Taxes are paid in arrears. The tax bills for January - December, 2007, are sent out in November, 2007, due by March, 2008. Do you have the paperwork on your original mortgage that states you are electing not to escrow? There should be an addendum to the mortgage where the mortgage company offers you the choice. Maybe you can send that to Homecomings. Many mortgage companies do not offer the choice, they automatically escrow. The original mortgage paperwork usually states that you may or may not required to escrow. Then there is the addendum where they give you the choice. Hopefully you were offered and signed the addendum.

Interestingly enough I had the same problem only I can't get them to pay my taxes. I had to go thru my Bankruptcy lawyer to get them to pay my insurance. First they wanted to go thru "their" insurance company and payout my entire escrow balance. I put my foot down. Luckily my lawyer got them to pay it to the insurance compnay of my choice. My escrow still doesn't look right and my taxes are not paid. I can't get ahold of anyone reasonable there that half-way knows what it is that they are talking about. This place is nuts and it scares me that right now I am trapped and cannot get out of their hold.
