my family and I were excited to close on our 3rd investment property, we received the copntracts and the contracts were not made up into an standard seller /buyer contract. Before the owner and I agreed on a price there was never any talk about transfer taxes being paid by the buyer, this is usally paid by the seller on almost every deal. so we get the contract and the contract was a total mess and was set up for us to loose our down payment in every way possiable and my lawyer said she never seen anything like this. so we sent back the contract with the revisions  stating certain things like if for any reason we dont get a mortgage we get our deposit back. they had in there contract that they would keep our deposit if we dont get a mortage. the other thing they surprised us with was paying the transfer taxes , we said why do we have to pay this? he said i thought you knew i do all my deals like this . so in order for us to do the deal i had to pay 14,000 extra on top of my price and closing!!!!

so I signed the contract give them deposit and now it comes time to getting access to the apprisal company/ owner and i would make an appointment and 1 tenant would be home out of 4. so i called owner to make another appointment, apprasial company says they cant get a hold of seller. we go back only one person home. now evertime they go back there charging me $300, so i have go my self and get access to the remaining tenants and tell them they have to be home , now it gets done. keep in mind this took a total of 3 weeks to do, so now we behind shedule to have a comminemt letter because of the time it took to get access inot the houes and apartments. so we get an email from his lawyer that if we dont get an approved comminent letter by 3-4 days we loosing our deposit and the deal on the house. so now becuase they took long getting acess we lost time ??? so we got the comiment letter thanks to our broker and the underwriter we have been asking for a date to close for 2 weeks already and still havent gotten a date, we haved emailed her called and even went by her office and still no reponse. Beware of this crooked lawyer and if you see a seller is using her ask for another lawyer or dont do the deal.
