Harbor Bay HOA in NJ/KHovnanian Harbor Bay is Not What We Expected Little Egg Harbor New Jersey
Do not move to Harbor Bay if you are looking for a secure and safe environment. We have tresspassers on ATVs and dirt bikes entering the community day and night.
Harbor Bay is a five-year old, adult-community, in Little Egg Harbor, NJ. KHovnanian is the builder, will be building 200 more homes, and has three seats on the Board of Directors.
Since moving here, the Board of Directors has allowed residents to have commercial vehicles, boats, trailers, compers and mobile homes. That may please some, but it violates the Public Offering Statement and was not approved by the residents.
The current Board decided to NOT remove snow from sidewalks until the State of New Jersey intervened. The security guard was removed even though we are supposed to be private and gated. We have NO permiter fencing. KHOV said it too expensive to install.
Decisions are made by the Board that benefit their friends and relatives. Residents are not consulted at all. For example, the outdoor pool does not open unless the water temperature is 78 degrees. Only one guard is on duty and stays in the indoor pool. Why, to please a few who want to swim in the indoor pool when the outdoor pool is too cold for them. The outdoor pool deck remains closed as well.
Certain people get approval to change their property and others are prohibited. I don't know why that happens. I guess the old adage applies, "It is not what you know, but who you know."
A small group seems to have great influence over what happens. If you don't agree with them they will harass you, spread rumors, and be downright vicious. They will make your life miserable. If you want to see increases in your monthly fee without justification, 15$ in three years, then this is the place for you. Look in Sea Oaks where you can get a good deal and a place where they have their act together. No increases in three years, and a well-managed HOA.
