In October Atlanta Housing Authority came out for an annual inspection. My apartment failed for numerous reasons, mostly because the managment company did not fix what I had been reporting since January 2008.

I did have some issues with the inspection, which were corrected by the second inspection, the company fixed all the things that failed except for the extermination. I have been using the Combat Roach Baits since I moved into the apartment, just to keep any roaches that might show up out. I have been changing them on a monthly basis. Well they are not working anymore.

Needless to say, the Atlanta Housing Authority failed the unit a second time because they don't want to exterminate. I explained to AHA that according to the lease that I was responsible for extermination, and they told me that the landlord is the one who needs to do the initial extermination, once every 4 months and if, after that I do not follow up, then thats my violation, and using the Combat Baits is me following up like I'm supposed to, so this is the landlords issue.

According to the Housing and Urban Development (HUD) tenancy addendum that was attached to my lease, it states that the landlord is responsible for "all maintenance issues" relating to the "assisted housing unit".

Now AHA has stopped payments, and the company is trying to get AHA's portion of the rent from me, which is also in violation of the HUD Tenancy Addendum.

My advise, stay away from this property management company, or you may be in for a rude awakening.

This unit was both maintained and treated for pest control on a regular basis. The services were performed as required to maintain a pest free living environment. We can not be accountable for the cleanliness of someone's home and do our best to faciliate a clean well maintained environment. We have invoices on file showing payment to pest control service for the period in question and would be happy to support our claim of services provided.
