L&L Services Laura & Louie Diaz Bad construction work, damages to property Internet
We are a non-profit animal rescue organization. We hired L&L Services to do renovation work at our rescue ranch in Spicewood TX. Work was to start May 12 and to be completed by June 12, 2010.
Estimate for labor work was $9,400 to include replacing sub-flooring, replacing walls, treating for mildew, eliminating urine odor, fixing ceiling damage, replacing vanities in bathrooms, refinishing kitchen counters, building a column and bar counter, painting and replacing flooring throughout the house. At later date we added $1,500 for additional drywall work and another $1,500 for plumbing work.
The crew that was brought in to do the work was very unprofessional. They didnt always show up to do the work, so the job that was suppose to get done in 5 weeks, ended up taking 3 months.
Working crew was never supervised. Without supervision, the crew made a lot of mistakes, wasted material and caused damage to the property. The quality of their work was very poor. They painted over dust and cobwebs, did not paint under cabinets, they left the interior doors outside in the rain, over-sprayed paint on personal belonging, broke the garage door and were extremely careless about what ended up in the trash.
The contractor failed to meet the completion deadline and had to be reminded daily of our need to get the work done. Dealing with this contactor and his many failures to perform the work right wasted a lot of my valuable time.
After making last payment for the work, we still had a few things that needed to be fixed. We made numerous calls to the contractor asking him to come fix the problems. Our calls were not answered.
On Aug. 20 I called again to report a leak under the house which was from a new installed toilet. The contractor (Louie Diaz) was suppose to come that weekend to fix the problem, but he never showed up.
The leak under the house was getting worse, so I called the contractor again. Since I got no response to my calls, I contacted a local plumbing company to come fix the leak. According to the plumber, the toilet leak was caused because it did not have the proper wax ring underneath, something that any professional handyman should know. A second leak was under the sink and that was also repaired.
On Sept. 2 we notice water on the kitchen floor. I called Louie again, but got no reply. Since the whole kitchen was getting flooded, we called the plumbing company again. They found a leak which was from a bad connection to the dishwasher.
The total cost for the plumbing repairs was $470. The estimated repair cost for the kitchen floors is $1547.52.
According to L&L Services Warranty agreement The Contractor shall correct, at its own expense, any defects in the Work due to faulty materials and pursuant to this Proposal for a period of 5 years from the date of Full Completion. Unfortunately, this company does not stand behind their work or their warranty.
