Informed builder that the house I bought new from them, less than two years ago had many issues mainly an entire brick wall on the northern side of the house that has cracked vertically from the slab to the roof. This was my main issue that I wanted fixed, I did inform them that there were several other issues including a 20 foot long crack that runs the entire length of the ceiling from the master bedroom to the master bath, to the walkin closet to the laundry room and into the garage. The tort response as you can see below is this is all "homeonwner maintenance."  (I have deleted the address)

Please be advised that I have a whole brick exterior wall that has cracked through entire bricks and the mortar. I have attached a picture to reference. 
 
The house I am referring to is at Ross Street, which I purchased less than two years ago. 
 
The house continues to settle, the back door doesn't open and close properly. The front door doesn't open and close properly. The huge crack that separated the master bedroom ceiling/wall, master bathroom ceiling/wall, master walk in closet ceiling/wall continuing into the laundry room and into the garage was cosmetically "corrected" very shoddily almost a year ago. The front gate will still not function correctly, I've had to have my maintenance man fix the back one as well as the two on the house you all built for my parents. 
 
With my background in commercial and residential construction, flipping houses, and real estate I can assure you that this house is in need of immediate attention to correct the deficiencies.

    I think what they are trying to tell you is that once the warranty is up, the homeowner is responsible for fixing things.   That's generally the way warranties work.  Is there some reason you think the warranty period covers you after 1 year?
