John Tippins of NorthCap Commercial LLC was contacted early in the Summer of the ongonig neighborhood clean up project at 953 E Sahara Commericial Center and the surrounding area From Sahara to Maryland Pkwy, to Karen, To State Street back To Maryland. Our 4 city block area by President of Commericial Center Business Association. No phone call were returned for months. They were informed of New Security in the Area, mjor clean up projects and tresspassing of dozens of individuals loitering of trying to live illegally on or near buildings. They were also informed of a major neighborhood open house and community art project and the addition of several new businesses to the area. 

No call were retruend until they were informed that They were being now reported to Clark County Code Enforcement for having improper land use and allowing Squatters to build structures on their land causing a public safety and health risk. Fires being burned on land, unsafe structures being built, makeshift tent village, human waste, theft in the area of materials, open container drinking, harrassing of business owners and customers through lotiering, soliciting, and panhandling.

They were alerted of the threat in early Decemeber, John Tippins finally responded to Paula Sadler and said he was going out of the country and could not do anything till after christmas, and that he is callng metro and the county. 

He told Paula to call metro 311. 

Paula informed him metro and the county are not responsible for securing his land or the Land he represents this is a personal matter, all of the other business and property owners have thier own security and maintain their proporties he is the only one that is causing the probelem.

He was given a reference to a security company and 1-800 Junk to remove the debris. He was informed he needed to evict/trespass the squatters and to remove the debris promptly as this is the right actionto send a messsage that they cannot or would not be allowed to live on his land. 

He asked Paula Sadler to have commerical center security tresspass them, he was informed he would have to contact them and pay seperately, his land is not on the contract, he never returend the calls earlier in the summer when new security was forming and to make a contribution to be a part of the neighborhood business watch.

The land has sat vacant for several years, and is owned by 

The Swerdlow Group Michael Swerdlow of 3390 mary street coconut grove miami florida as noted in grant sale/bargain of deed from 2006 for $12,000,000 

There has been attemtps to devalue the property and force out businesses and residents over the years by large developers and the Clark County Redevelopment Agency who worked hand in hand with developers from 2006 to 2009 untill redevelopment was closed at the time there was an attempt tp buy and assemble the land and begin tearing down existing buildings in order to cause blight and force others out of business. 

They threat of Eminnent Domain existed, ini order to assemble land for mostly private development rather than highest use public right of ways. 

Now eight weeks later the problem still persists they were given until the 17 of January to remedy the problem and secure the land by Clark County as Business and property owners of the surrounding area made formal complaints. 

This problem has an easy solution and could have been taken care of within a couple of days

This is irresponsible property ownership/management and is a leading cause of blight of urban and residential areas throughout las vegas and the country. 

We do not reccomend using northcapp or John Tippins, or the Swerdlow Group due to lack of concern for a $12,000,000 parcel one of many of there 1.5 billion dollar in real estate. 

All we asked was that Northcapp, John Tippins act responsibly and in a timely manner. They obviously do not care about the historic vlaue of our neighborhhod and the over 100 current tenants and over 500 employees, otherwise they would not put us all at risk. 

Channel 13 new has been contacted, The Commissioner Chris Giunchglianni has been infomed and let the Property Owners no there is an active case open on the matter.
