We financed our house when we bought it with New Century Mortgage, but before the first payment was due, Ocwen Federal had bought the loan from them. The first year I was always on time or early.....By the time I was going into the 2nd year, my husband and I had split up for a few months and I was running 2 months behind on the payment....I called to make arrangements and was told I would have to wait til I had 3 payments in full to send the money....I tried to explain to the man my situation and he simply didn't care to listen.

Before I could get a third payment up in full, I was sent a foreclosure letter from Moss Codilis and then from Pierce Ledyard PC....I was told there was nothing I could do....I was trying to get someone to refinance the loan to get away from Ocwen.....I again tried to explain my situation to Moss Codilis and again they just did NOT care at all.....I hired a company that said they could stop foreclosures which was a ripoff for me as well.

I was told to send $1500 (which was 3 payments, and that is all I was behind) and this could be stopped.....My husband and I worked things out and he called Moss Codilis and they apparently listened a little more to him and we were allowed to pay $500 one day and the other $1000 to be due the next month and we had to sign a forebearance agreement stating we would have to pay $650 a month until 10/2003 (we signed the agreement in 10/2002).

We have followed their guidelines, we paid the $500 in 10/2002...sent the $1000 the next month and were paying $650 a month until they sent a statement in February 2003 stating to only pay $600.....by the time October 2003 got here we were under the impression that forebearance agreement was over....well guess again....they continue to send statements for $600 with outrageous attorney/collection fees to the tune of $4000 to $5000 and they NEVER did a thing to help me out....I have told them I have a signed copy of the forebearance agreement....they don't care....

My husband called them in February 2004 to ask why we still being billed $600 a month when it should have gone down to $496.59.....they stated we didn't make all of our payments....We have made every payment by money order (and I have the receipts)....At one time I had forgot to send the months payment and included it in with the following months (which I sent $1200) and I received a call from Moss Codilis stating they were sending the money back that it wasn't enough, we were now due for 3 payments.

I called and left a message with a Supervisor that "If my payments were returned that I would sue them and my house would belong to me and I would never have to pay a dime again".....the next day I received a phone call and was told because of my comments left on voice mail that they had to accept the payments and we needed to get the other payment on in there....I told her I would be glad to do it when it was due again.

This has been a total nightmare for my husband and I.....dealing with these people is unreal......they are never nice and friendly.....they never care about your individual situation.....all they do is delay their payment posting and add outrageous fees for collection services......

Since February 2004, we have paid $496.59....however, they continue to send statements for $600.00.....we have asked for over the phone and by mail twice a complete payment and charge history since we bought the house in 2001....they have yet to provide this.....they did send a partial, but not complete....I told them I would not continue to send the $600 until they could prove to me where we still owed them....

Now we are getting letters from Moss Codilis about avoiding attorney fees and foreclosure and our statement reads our amount due is $5687.22.....Every month they continue to add late fees while they keep and amount in Suspense Balance.....this is BULL....and considering we were only behind 3 payments and our total outstanding late charges when all of this began was less than $250 (which would make around $1750), why in the world have a paid an extra $100 to $150 a month for OVER a year now.....by the way I see it they owe us money back.

I would like to get the house refinanced JUST TO GET AWAY from them....They are terrible....absolutely terrible.....But I can't get it refinanced because they are reporting that I am 3 months behind still.....which I am not.....If any one has any ideas of how to get away from them or what I should do, please let me know....

AS CRIMINALS, THESE LESS THAN HUMANS AT OCWEN HAVE ONLY ONE AGENDA... THEY WANT YOUR HOUSE AND/OR ALL YOUR MONEY.THEY DON'T GIVE A d**n ABOUT HOW THEY GET IT OR WHO THEY HURT (WOMEN AND/OR CHILDREN). WHY, BECAUSE THEY GREEDY COWARDS AND DON''T KNOW WHAT REAL WORK IS. THEY HAVE NO IDEA BETWEEN WHAT IS RIGHT OR WRONG, PRIDE MEANS NOTHING TO THEM!. THEY ARE REAL SCUM FROM THE TOP DOWN.YOU MUST DO WHAT EVER YOU CAN TO GET AWAY FROM THEM BEFORE THEY STEAL YOUR HOME AND YOUR PRIDE.DON'T EXPECT THE GONVERMENT AGENCIES TO HELP . THE SIMPLY DON'T BELIEVE THAT A COUMPANY HERE IN THE US COULD REALLY BE THIS CORRUPT THOUGH AND THROUGH. LTTLE'S BILL'S DAY WILL SOON BE HERE FOR US ALL TO SEE AND REJOYCE.

Angie, We are in the same boat with you and your husband. We were always a few days late with our mortgage payments to Ocwen (Ocwen bought our loan from Metwest). Ocwen charged us $ 119.00 each time we were late. This amount kept getting higher because we were making the payments, but we were still late every month. Ocwen sent us a forbearance agreement. It stated to send them $ 3000.00 in the month of Jan 2003 to just "start" the forbearance agreement. Our regular house payment was $ 1242.00, now it went up to $ 1500.00 . They also stated in our signed forbearance agreement that we would pay $ 1500.00 a month from Jan 2003-Jan 2004. We did complete all these payments. We were afraid to be 1 day late, as the letter from their lawyers Moss and etc. said they would take our house away if we were. They even charged us $ 95.00 per letter, one for me, one for my husband, every month! We are still making payments of $ 1500.00 . We were to complete this agreement as of Jan 2004- but since Ocwen keeps adding outrageous lawyer fees (in excess of $ 3000.00) and they keep charging us the $ 119.00 late fees while on the forbearance plan. It is impossible to get caught up with a forbearance plan like this and Ocwen knows it. They want you to fail. They set you up to fail. Ocwen wants your home. I am also in the process of refinancing. If no one will refinance us, my husband and I decided to claim bankruptcy. It can't hurt the credit we don't have any more, partly due to Ocwen. I have an appointment on Tuesday with an appraiser. Our home needs to come in at $145,000.00 to get this loan. We still owe Ocwen $115,100.00, and this company will only lend 80% of the value of the home. Wish me luck! I am also a beleiver of Mr. Kweku Hanson. I have forwarded my experiences with Ocwen to him and I have all the faith in the world we will prevail no matter where they want to fight at. I am also in the process of having my lawyers from the Jaffe Law Firm in Albuquerque, New Mexico look over my statements and paperwork from Ocwen. They assure me the forbearance agreement we signed with them is not legal. My appointment with them is on May 4, 2004. Angie, you are right. Ocwen does owe you and your husband money back. They owe all of us money back. Ocwen should be very, very afraid. Here we come! Mr. Hanson, and all his followers will have their day in court...and we WILL win. Hang in there, Angie. It can only get better. Try to look for a mortgage broker that will help you refinance. There are companies out there that will refinance you up to 110% the value of your house. Even with our bad credit, if we can find someone to refinance us, so can you. Good Luck... P.S. Keep us posted, let us know how you're doing!
