We moved into Oso Grande mobile home park (Glenn Heights, TX) in Jan 03. We were burglarized twice in Feb 03 in broad daylight living two doors down from park security. After the first incident, I talked to neighbors to see if any had seen anything. Several had seen park maintenance at my residence taking stuff out, but since it was maintenance, nobody really questioned them. I asked park management to question the guys who had been there. They said they would not question them.

Only one door had the original lock on it (Renter's rights in Texas state that there must be a deadbolt and 1 other lock on EACH exterior door--there was only the doorknob lock on the door that was used to enter the residence). The other door's locks had been changed by me.

The maintenance crew had access to keys to my home and were seen there around the time it had happened. Two weeks later, I left the home at 11 am on a weekday and was back by noon. In that time, we were burglarized again! There were no signs of break-in, but the door with the ONE original lock was again left wide open! We got so fed up with the lack of action on the part of park management that we immediately moved out. Combined loss of both burglaries was over $3,000. Nothing was ever recovered.

There was a man who worked there, and the company put his name in a newsletter, and said not to let him into your home, and that he was not allowed on property, and had been fired, and had apparently gotten into homes and ransacked or whatever, but they hired him back. Looking at this situation with the employee, in retrospect, I doubt that he was that bad, and I would sue them, especially the manager, for this defamatory writing. <<<<<

Manager started at park, when I moved in 2 1/2 years ago. She claimed that the management was bad before she moved in. It probably was, according to the other rip off report before mine. Another manager told me that I should not have moved there, the place is horrible, the authorities ignore and/or perpetuate the abuse of the tenants, and the park is always in court against it's tenants. The management was late in getting my deposit back and property code states that you cannot legally withhold any money out of the original deposit if you are late with the payment. First, I was told I would break even on the deposit, without them having seen the mobile home, and that made no sense. Then I was told that I would get it all back, and now they say they had to use the money to spray for rodents. They are so greedy, and say what they want others to hear, even if they are lying, but they are not going to slander me, and that is where they made the mistake. I will fight it in court, and maybe this will prevent more innocent victims, and I will post the results here. I only want a retraction, and apology, and will not pursue legal remedy, but if they don't do that simple thing, and are that dumb, I will seek resolution by suing for the highest amount possible. I think that with their parallel, innane mentality, hitting them in the pocketbooks is the only thing that I can do. There were no rodents, and if there were I would not have lived there, and that is defamatory, in the context that they are claiming I caused rodents, because most of the delabidated trailers have a million cigarette butts, dirty porches, etc, they were deluged with black mold, and the mold created breathing problems for me. They tried to charge me for the mandatory wet vaccuuming, because they want to get away with not paying for it. They are scam artists. Like I said, they were late with the payment, amd tho tenants were charged when they were late, these people don't care that others depend on a timely payment, as well. My neighbor, uggh, demanded, when I moved in, that he use my driveway for his truck. He would talk to me non stop, and he knocked on my bedroom window and front door. He ran from behind his trailer one night, and made lascivious remarks about myself and the man he was with. He commented that his wife was mad at him. I can see why. They had let their baby, out in the street, on one occasion, and I saw that the state is paying for their children, and that means that I am too. He is not in the country legally, but the company that I am reporting sold him a trailer home. I never complained about this guy, for the first two years, but toward the end of my time there, I could not handle the constant noise, because it was so loud that I could not hear the tv over it, and I dont know how anybody could play music that loud with little kids I called the office twice about their music which was played all the time, and they said they would send someone out. I asked the neighbor is anyone had come out, and he said that they had never come out. I could not get the office to do anything aobut anything, and if you complain about the noise, or gas leak, or anything, they try and brand you a complainer, which is not the case, and they prefer to rent to those who won't say anything. The manager said I complained all the time, to the neighbor, and of course I had to, because of the fact that they never did anything about anything. This personality acts so benevolent, as if they are doing all of the low income, and destitute people, a favor, when, in fact, we are paying to live in these nasty trailors, so you are not doing favors, and you are guilty of negligence in many instances. I remember one occasion, when they turned off the water. The toilet was so noisy that I thought it was going to overflow, and the woman in the office said that they could not get down there right away. She sounds so flippant about the possible flooding, and acted like this was not a big deal, but it is a big deal to the tenant, because it is nasty, period. This emergency took them about one hour to get to, so whatever. My other neighbors moved because of the noise, another neighbor said that maintenance would never do anything. Another said that the noise was awful, and she had complained numerous times about various things, such as children in the streets unattended. Another said that I was nice and quiet. This manager and company, are not nice people,and they are parallel, lie, and are ridiculous. There have been three fires in abandoned homes, and I believe they were intentionally set by the owners in order ot get insurance money. If that is not the case, that tells me that these homes are so unsafe that fires cannot be prevented, so either way, it is bad. Strangely, the police would not say what caused these fires. Somebody really should check all this out. Anon none, Texas U.S.A. after i posted the report one of the owners of some of the other mobile homes there, threatened to sue me for slander, but cant if it is a legitimate mistake/complaint, and tho graf does not own my old trailer, they do own property in oso, where people live who were noisy and bothering the neighbors, and, in fact, own most of the trailers in oso, so the following is my disclaimer. Defamation, according to the law, is when someone lies, and does not tell the truth, in order to hurt someone's reputation. I have told the truth about events as they occurred. That is not defamation, and the owner/manager know as little about defamation, as they do about the deposit codes. They probably bank on tenants being too reticent to ask for their deposit. I am probably one of the few who asked for my deposit. I made a mistake in identifying Graf Realty as the corporate office, but Graf is run by Oso's twin brother, and they are the owners of most of Oso's run down mobile homes, most of which are worth no more than a thousand dollars each, so put this fly by night businesse's trailers together, sans land ownership, and you have the value of a larger home. I don't believe Oso owners are the land owners. I cannot help that I am smart enough to find a public phone number. After I called him once, the owner called me three times, and used profanity with me. He called me a pain in the a**. I have my cell phone records to prove this. I also called Graf, which I believed was the corporate office. I spoke with the assistant once, and the owner of Graf, once, when he called me back. He had no reason to call me three times in order to tell me that he was going to give me the money, and one of the owners, called me after hours. I hung up on Oso owner each time he called. They called me a total of about five or sizx times, compared to my one each, and I am not sure which owner it was, because they both have nasally voices. If anyone is harassing, it is the owner and the manager, by hanging up on me, after I patiently explained the property code to them, and informed them that the tenant association had told me to send them a certified letter. The Oso owner is trying to portray my tenacity, and taking up for myself, in the face of lying, as harassment, which is common with that mentality. I'm exhausted from their psycho babble. He also wrote something very defamatory about me, when he sent the deposit. I have the statements from the other person at ripoffreport, as well as other personal opinions. If the owner ignored theft of a tenant on the other ripoffreport, he was probably linked to it. I am going to sue him, if he doesn't make retractions. I definitely intend to file a harassment report against him, and file a harassment and defamation suit, if he doesn't make retractions ASAP. Nobody normal is interested in going around this type of personality, in this filthy, dilapidated, literally falling down, needs to be condemned, greasy, feel like you are dirty when you are there, place, but nobody is going to tell me where I can, and cannot drive, on a public roadway. Since I am being characterized by this owner and manager, I need to say that I am a former substitute teacher, and from a family of educators. I am middle class. I was your typical cheerleader, married to the football quarterback. I have a beautiful child. I have a good job. I live in a lovely apartment. I am about to complete my college degree. I have never been told not to drive in a particular neighborhood, and though I did not want to be there, even when I was, and never intend to go back, I won't be bullied by that type mentality. I am going to add my post to the other ripoffreport, made by the person in 2003. Their biggest lie, in my opinion, was the rodents. There is nothing out there but possums, and they were there long before I moved in. There is nothing to prevent possums, cause I checked. I have never seen possums like that before, but they were outside and did not cause any inside problems. I had also used roach bait, and never saw, but one lone roach. There were no roaches, or anything else, that had not been there, 30 years before I moved in. There were no mice. This was made up in order to keep from giving me the whole deposit. Their excuses for spraying for vermin and rodents and wet vacuuming, changed like the wind. They lied regularly, and they are inconsistent and I can prove it. I cleaned the home regularly. When I moved in, the dishwasher was full of dirt. I did not see that until after the walk through. I cleaned it up well, but could not use it. You can see, if you drive there, the many vacant, mobile homes, who's outside walls have fallen down. They are deluged with black mold, and somebody should look into health problems associated with these dilapidated trailers, unfit for human occupancy. One of my neighbors told me that her trailer was filled with roaches. I never had that problem, because I used a roach bait that works without harmful pesticides. I just cannot believe how these people have been allowed to perpetuate these lies, without anyone intervening on the tenant's behalf. When I first moved in, I found out a few days later, that my back door did not lock, and in fact, it was wide open, when I came in from work, one evening. I could have had everything stolen, and they had to know this door would not lock. Many of the windows had no locks, and were closed shut by sticks of wood, though many did not have the wood in them, and the bathroom door was not locked. You cannot tell me that somebody did not know about all this. The maintenance, and the make ready had to know, and I believe they are all capable fo theft and kickbacks of some sort. I had to carve out the back door slot, on the knob, so that I could shut the door and lock it. That is why I know the other person who said that maintenance was seen stealing all their belongings, was telling the truth. I question all of the fires, as well. Two fires in mobile homes is no coincedence,and I believe there were three. I know there were two.
