Do not buy a property listed by BRUNO PETRILLO or PETRILLO REALTY:

1.)First of all, they took every opportunity to WASTE MY TIME. I became interested in a property listed by the company in May. Wanting to move into a home quickly, I was hoping for a settlement date in June. As negotiations take place regarding real estate, contractually established time frames must be followed by the seller & seller's realtor. Not one time frame was met regarding: counter-offers, repairs needed just to conduct home inspections properly, & answers on which repairs they were willing to make overall before selling.

2.)Needy sellers??- GREEDY SELLERS (AND REALTORS)!!! What I mean is that each time I made an offer, I was told that the amount of $ that the sellers "needed to get" kept going up. To a degree I understand that's part of the game, but they were being excessively difficult. I offered $88K, and was told that they needed $90-91K. I offered $90K, and was told they needed $92-93K. Then after I offered $92K, I was informed that they were "only taking full-priced offers."

3.)LIAR-LIAR!!! Then there was the seller's disclosure claiming no roof leaks and no "DAMPNESS" in the basement. (Foolishly, I gave them a full-price offer, but not-so-foolishly demanded that everything found in the home inspection be repaired or credited against the price). Well, roof leaks were found & had been reported to the seller by tenants who rented the property. And as for no dampness in the basement, the sellers had been informed by the tenants that the basement FLOODED FREQUENTLY, due to the fact that WINDOWS WERE MISSING.

4.)MY LIST OF DEMANDS of things to be fixed was long. Legally, the sellers have 7 days to respond, or the contract can be voided by the buyer. NO RESPONSE AFTER 8 DAYS. Tired of all the B.S. I had incurred so far, I took advantage of the option to take back my contract & continued looking at homes in the hope of finding a less difficult seller/realtor combination.

5.)BIG BUSINESSMEN DON'T CRY ... No, they whine like 3-year-olds & pose threats of legal action which are completely unfounded. PETRILLO (b/c he didn't get his commission)- and trust me, he's BIG enough to know better. And the sellers, who call themselves RJK Associates, who are "having their lawyer review the situation" (upset b/c they didn't sell the dump) will soon find themselves out of luck when they discover that their lawyer can CHANGE the real estate laws that already exist.

6.)RACKETEERING?? CLOSE ENOUGH!!! Kinda odd now that I'm not buying the dump, PETRILLO REALTY is also late in getting my $5,000 deposit $ back to me (he was legally obligated to release the checks to my realtor by now). I wonder how long this will go on- I'll be sure to keep ripoffreport.com posted!!
