We are about to close on a new townhome built by Pulte. We had an independant inspection done, and there were some signifigant findings. We brought these up at the first walk-thru and found more of our own. They have had close to 2 months to correct them and it appears that, the repairs, are not done to our satifaction. We have the pre-closing walk-thru tommorrow. It could get "ugly". We will not buy a home, a "brand new" home with all these flaws! They say they want us happy. We do not want to close with the "promise", "guarentee", "covered under warranty", etc. that everything will be fixed to our satisfaction!!! Why is this happening? Where is pride in your workmanship? This is a brand new home!!! This is sad, really sad.

We were to have our pre-closing walk-thru & a half an hour BEFORE, Pulte calls our Realtor and says that "they" have new management now (a surprise to all of us) and THEY will NOT close until all the items on the punch list is done and done right. That is GREAT, except, they have had close to 2 months to do it. It is a creditability issue with us. How can we believe what "they" are saying? Our Realtor and her Broker put the wrath of God on them and told them if it is not done right and not done with the right attitude, NO SALE!!!!! BY, BY!!! They have had too many chances. Then, not only will we not have a place here to live, we will have to start all over.I am disabled due to a surgery that went BAD, really BAD in'97 and my husband already resigned from his job so we could finally move here. Pulte will be paying any expenses we occur till/if we close. Throughout all of this, from the first time we viewed the home, did a contract, had the 1st walk-thru, and phone calls for the last 2 months; "EVERYONE" has said, "We are so glad you have chosen Pulte. We are here to serve you. We want this to be a positive experience for you so that in the future, you will pick Pulte again if you buy another house." (para-phrased) If we buy this home, we will Not buy another Pulte Home.

If the inspection points up flaws that have not been corrected you are under no obligation to buy. Tell them if they fix the problems in x days you will buy (after another inspection), if not you will not buy. If you have realtors involved they want you to buy it to, so they get their commission. You may have pressure from both sides (builder and realtor) to accept the house as is for now and the 'repairs will be made after you move in.' Fat chance. The downside is - you lose this one house. The upside - you will have the problems fixed. Buying a house is stressful enough without a jerk of a builder.

Yes, we have 2 (two) realtors working with us, and they are as surprised and shocked at what is happening as we are!!!! We will not close on it if it is not correct and satisfying to us. They can promise till they are blue in the face, they have "promised" us things will be "great" for two months. It is becoming a creditability issue now.

Do you not have a Realtor? A "Buyers Agent"? Builders tell potential buyers they do not need a Realtor and than things like this happen. To have an agent represent you does not cost you the buyer any extra money. In the end it will save time and headache! If anything you not having an agent puts more money in the builders pocket! You have every right NOT TO CLOSE on the home if you are not completely satisfied! Do not close on a promise it will get done... because it won't! If you have a Realtor... they are not doing their job. If you don't ... postpone closing until YOUR inspector has done a final walk through! I have been an agent for 17yrs. in 7 different states.. including TN! Good Luck! Any questions let me know!
