R. Matthew Shane and Broker/mother Judith Lucca Shane from All Island Estates, Wantagh, NY or Coldwell Banker Estates, Wantagh, NY,  3242 Railroad Ave, Wantagh ,NY 11793 was hired to sell a commercial property we own. We have been in the business over 25 years and never to court over a RE issue ever. R. Matthew Shane cold called us and represented himself as a go getter, will market properties on multiple web and print outlets. He told us he has a vast knowledge abut the industry and is the top CRE agent in Suffolk County, Long Island. I was impressed by his enthusiasm and his go-getting attitude and decided to give him a chance. Upon writing up the intitial agreement, he was writing in a commission of 4%, which I told him to put in 7%, which could be negotiated down in case we needed to make a deal happen. I sent him every document available. Leases, tax bills, personal tax statements, surveys and extensions. He still misrepresents the property to this date online.  

The first written offer that came in was from a Realtor associate that had to be called through a family friend to get in touch with us.  Only to fall through because R. Matthew Shane misrepresented the listing as Actual financials instead of Pro-forma. We constantly asked multiple simple questions and updates in text and email only to be ignored all together. When asked the name of a buyer he was papering up, he responded with a first name only, not knowing the last name of the potential buyer he was supposedly papering up. He consistently lied and told two stories to my partner and myself on multiple occasions, there is not enough room to fit here. Emails and texts availble for review. He doesn't know simple NOI. He does not qualify buyers, nor will give us his offices Attornies phone number to resolve this. We fired him, but he insist he is still our broker. He complained to us once that he invested over $6000 in signage on our property, when asked for proof, he ignored us. We only received legitimate interest when at our request, he put our listing on Loopnet. He informed us that he had an issue with Loopnet which was the reason he didn't put it on there. He brought in another offer and expclaimed he was entitled to both shares of commission because he was also representing the buyer. ????? Isn't that what he was hired to do? This written sales agreement was modified twice and  when our attorney tried t get in touch with the buyers attorney, surprise, he never took the call. Two weeks went by without Matthew not being able to get in  touch with the buyer. Finally after wasting two weeks Matthew exclaimed the buyers partner could not come up with half the money. Should have known from day one when the buyers lawyer never responded to email or calls.

The emails and texts from Matthew are exhasting and obvious from someone trying anything, including lying to keep a listing.    He has wasted valuable prime buying time with his misrepresenation of the property, bringing false buyers and trying to pit one partner against the other, which always failed miserably. A complaint to Coldwell Banker, DOS, and a pending lawsuit against Matthew and his office are in progress, in writing,by phone and litigiously. he just doesn't know what he is doing and when asked to remove his latest MLS listing he said for " me to come up with some productive ways to market my property to get it sold". As of today, the proerty is still being misrpresented online.     

Matthew is constantly on LinkedIn purporting all honesty and special virtues as an inspiration for himself. He is a hiprocrite and will do anything to get and keep a listing. Beware. 

If you want your time wasted by someone who doesn't know CRE, don't be foolish like we were by giving a Commercial Listing to Residential Broker, All Island Estates, Coldwell Banker Estates, Wantagh NY, 3242 Railroad Ave, Wantagh, NY 11793.
