We purchased our home in December of 2006 through New Century Mortgage corp. Shortly after with in the first four months of our payments New century sold our account to Saxon mortgage, which is knowingly very common.  We had to send our payments through western union over the saxon website, which really didn't seem to be a problem. Until in March of 2007 we paid over the internet via western union. On the 10th of March received in the mail western union conformation of our payment successfully transferred and applied to our Saxon account.  In the mail on that same day March 10th a disdurbing letter from our credit union stated that our payment made to Saxon was returned because of Non suffient funds. My husband was the only one working at the time and I had a business with a store front and employees but had to close due to the economy, competition, and expenses. So we knew that we weren't working with much, each month continued to get harder with only one income. Anyways not realizing that other automatic funds debted monthly were coming through our account at the same time as Saxon's did the credit union returned Saxon's and paid the other accounts in stead.  So I called Saxon immediatly and told them what I had received in the mail, and they (saxon) showed that our payment went through successfully and it was applied to our account. Still uncertain we attempted to pay our account on March 28th '07 of coarse over the saxon website.  Had the funds in our credit union account and tried paying, but was denied to make payment. Even though our payment was for the month of March plus late fees it was still considered not a full payment. Saxon wanted the month of April '07 also.  So I called Saxon and asked why we cannot make a payment saxon responded that they only receive full payments not partial payments and would not accept anything less than March '08+late fees+April '08 payment. We tried to continuously get saxon to take what we had and they wouldn't accept a dime from us. Hell broke loose and phone calls beyond phone calls and explaining our situation constantly and saxon not having very compotent employees could only make note in our account that we had spoken and they had spoken to us and our situation but nothing absolutly nothing for help.



 We can not understand why wouldn't you take a partial payment from your client knowing that they need pay the late fee(s) all saxon had to do is work with us back in March '08, BUT No they wouldn't and to this day Aug. 21 '09 still not sure if they will work with us.  I've done everything, tried working through Saxon (titanium solutions) filled out all the financial information asked for a loan modificaiton, was only granted a loan repayment plan accepted it for the fear if not we would lose our home, even though it didn't make since. Paid the down payment for our repayment agreement in July '08 and went to make our first initial payment for the new agreement in Aug.'08 BUT once again was unable to make a payment to saxon mortgage via western union over the saxon website.  This time we defaulted on our agreement because our payment was 3 days Late!  Well, now what to do, continue with the phone calls and constantly repeating everything and basically getting no where because no one would give you the right person to talk to, so we could get somewhere, we wanted to make a payment, but if we did it wouldn't be applied to our account or it would be sent back to our checking account. 



We worked with hopenow, consumer credit counseling, hud-neighborhood investment corporation,The loan modification group,foreclosure resolution center, national forclosure counseling services, and even hired a lawyer who was also fraud! Stopped 2 foreclosures sheriff sales. Continuous on faxing documents and trying to speak with loss mitigation dept. We had many correspondances from saxon conflict with one another very confusing and misleading. Phone calls also became conflicting between departments of saxon. 



Received documents in the mail of a loan modification. Well not truely a loan modification Saxon wanted to pull one over on us again but looking at the new agreement everything would stay the same as our current mortgage but not ARM no only that it would be a five year hold on our interest rate, oh and now we need to include an escrow account, but before when we asked to have an escrow we were told, no. So this loan modification wasn't modified still kept the 9.8% interest rate, same arm mortgage just a five year instead of two and back to a 30 year mortgage, what about the first couple years of payments that were made? This was in February '09 and so we sent everything to the lawyers and the lawyer told us that they would take care of it and that they would correspond with saxon on the loan modification.



Talked with the lawyers in March and in April they stated they were waiting to here from saxon for a response to the loan modification agreement. Continued to call saxon and the lawyers through out April waiting for a response and at least some sort of compromise between the parties involved. Was told in April and May by both my lawyers and Saxon that they are behind, very busy be patient no news is good news...ect..blah..blah..blah



By now we couldn't except the answer we are very busy and many people are in the same situation, we bet those people hadn't waited for as long as we had over 14 months! Middle of May we were unable to get ahold of our lawyer and started to panic. Well by June of this year 2009 on the 12th of June our home had been sold at a sheriff sale without us even knowing. Had some suspicion something was happening in mid May but unable to get anything from saxon and our lawyer not responding we really were not sure what to do. Anyways these cars, very nice cars that drove by real slow and were not from our subdivision I had some hunch that fixin soon for foreclosure. Yet nothing posted, sent in the mail, nothing from saxon's lawyers trott & trott, nothing, had no idea until when I called Saxon on June 19th '09 at 9:00am that 1 week ago from that day our home was foreclosed on.  I still was not able to get information from saxon.



I was given wrong information from Saxon representatives and also given wrong phone numbers of people to reach who might beable to help or even answer my questions obviously I was very concerned and needed information. It was Trott & Trott Saxons lawyers who gave the best information and who even told me to call back saxon to redeem the property and work out an refinance agreement during our redemption period. Even with learning the laws of Michigan and the referral from trott & trott to call saxon back for help we continuously were given wrong information or just flat out told that they ,saxon, couldn't help they no longer had the property.



There was never a time that we were able to talk to any same rep. from Saxon, months and months of misleading information or just plain wrong information. Missing documents that were faxed through the past 17 months number of times we faxed and faxed again at saxon's own request.  Being at Saxons mercy has completely ruined our credit to where if we have to move there is no where to go. Saxon knew what they were doing.  Coldwellbanker told us that we are just a number nothing else. Makes us wonder why when we purchased our home why we as people seemed to be important to them.



 I am so mad, hurt, and outraged there is so much more that I could share about the past 17 months of Hell with Saxon mortgage, but I won't today. I will leave with this it is an exserp from Saxons corresponses letter "Saxon Mortgage Services, Inc. is commited to servicing our customers through a passion for superior customer service while cultivating a culture of trust, honesty and integrity." If that statement were true I wouldn't be writing and reporting this and you wouldn't be either.

I hope the title says it all. 

saxon started out a part of morgan stanley who sold it to ocwen loan servicing. all of ocwen;s employees are reading fro a script. Their answer to all questions is either a bad quality guess or "I don't know". All paperwork sent to ocwen's research dept will be answered in at least 20 pages of unintelligable gibberish. I have answers from ocwen totalling nerly 40 pages each. 

There is only two shrases that actually say anything... "your records are in the wrong format" and "our records are correct". Those are the only answers ocwen's reps give out. ocwen is also famous for "STACKING CHECKS" this is when they push YOUR check to the edge of their desk until it is WAY over due so when they post it in their computer their computer shows it as having arrived late. You can call ocwen until after ocwen has foreclosed on you and you willl never have docs in the right format. There is no such thing. 

 

william erby (the principal thief of ocwen) was supposed to leave the CEO position of ocwen by court order in 2014. Seems he just created a position just under CEO and put himself in it. The COE of ocwen is a promoted ACCOUNTANT. erby is still the defacto CEO. erby is nothing but a common theif of the worst kind. Back in the not so distant past we called them SCAM ARTIST. And our government is helping him commit his crimes!!!

It is about time to visit william erby and ron ferris. Anyone know where I can get a few russian made stingers?
