What repairs are you complaining about, and exactly how is management biased? Yes, rental companies do have leasing goals to meet--it's a business, that isn't exactly a realistic criticism of the company--they all have leasing goals. Depending on the size of your complex, minor repairs might get side-tracked when emergencies come in. A good management company would let you know if there was going to be a delay in servicing your repair order. Sometimes tenants complain about stuff, but then they make many demands, such as expecting staff to only enter during limited time frames or while the tenant is available, etc. That is a very difficult position for management and a tenant has a much better chance of getting something repaired faster if they give management permission to enter the unit and make repairs when they can schedule it. Sometimes outside vendors are involved, so to coordinate a vendor's schedule, a tenant's schedule and managements schedule can be difficult. Communication is a two way street. Before assuming your are dealing with racists, maybe review your communications--does managment know what is wrong and what needs repair, or do you place phone calls with vague statements such as "you never fix things". That is too vague, and you need to provide examples and details. If a manager is stirring up trouble about you with other tenants, that is grounds for a lawsuit. Idle gossip is unprofessional and places management at risk for getting sued. If management has been discussing your tenancy with others, get those nieghbors to write statements detailing the discussions so you have proof. Keep in mind, however, that if you are spreading rumors about the staff, they in turn can decide not to renew your lease when your lease expires. Even tenants who pay on time can experience this, and usually it is because they have become such a burden to management it is less of a pain to go through the expense of finding a new tenant than having the current tenant renew a lease and continue to frey the nerves of everyone in the management office.
