I have rented several Apartments and Condominiums over the past decade. On four occasions, White & Katzman were property managers. Donald C. Grabon harrassed both renters and unit owners. Over charged for services like snow plowing but most of the time they fail to provide snow removal service and they even called the cops when we called them to complain.

I tried to set up a meeting with neighbors regarding Grabon's pompus and in your face attittude toward those "beneath him" because he owns a big house in Milford and several others. As property managers, those who hire him are the boss and NOT Mr. Grabon, his wealth and social status Not-withstanding, and I made attempts to educate my fellow condo neighbors that they are in charge as long as they are paying condo fees. Mr. Grabon distributed a letter on W&K letterhead stating that I, Guy E. Villano, was a fictional charactor and did not live in this large 350+ unit condo complex. He further stated that I was instead, an outsider named Robert John Copeland, and that I was a con artist and that I was on the FBI most wanted list. Robert John Copeland was on the FBI most wanted and he is a black man, I am a white man of Italian ancestry and my name has always been Guy Ercole Villano. Mr. Grabon defamed my character so I would not interfere in his business. Mr. Grabon likes to intimidate unit owners and tennants. He uses scare tactics to sell unnecessary services. On two occasions, at two different condo places, Mr. Grabon talked the condo boards into taking on huge bank loans in order to pay for several years of useless, unecessary services that would leave those condo associations in serious financial trouble.

He uses his Atttorneys to get his work done. An attorney refusal or decision to withdraw as representative results in a witch hunt with State Wide Grievance being used as a spanking machine. He is a time waster . Practicing law is a privelige and no lawyer wants to jeopardise his/her license at a whim of a greedy businessman.

When White &Katzman took over our property management the same things took place. Don Grabon's letters all started out "Dear Tennant", so right off the bat all the property owners in our condo complex were demoted from owner to tennant. Our common fees went up. Don grabon convinced our board members that the money we had on reserve was not enough. We took on a BANK LOAN. White & Katzman has not managed our condo in over four years, but we have higher than average condo fees, and we are still paying off a hige loan, and we have no money in reserves at all.

I remember our condo board was bewitched by White & Katzman with a hard sales pitch that resulted in a bank loan, higher fees, and freaquent assessments.

 

Grabon would berate, belittle, bully and bark at the board members with extreme contempt and tell them that they weren’t deserving of his " services.” When he did deign to manage he did a variant on the trick that Glenn Beck uses today to browbeat his audience at condo meetings.  he’d go off on a long-winded diatribe that had nothing to do with  anything else. In one memorable condo board meeting, Grabon asked his audience if they were any “more tired” this year than they were last year. He couldn’t exactly hear them, but assumed the answer to be “yes” and concocted a ridiculous fantasy about property and property values that made everyone docile, sleepy and compliant.

When W&K took over as property managers, the fees went up and high assessments were the norm.  We were assessed $ 900 for the replacement of the parking lot then we were told the monies were needed for tree work, then a second assessment for $ 900  was implimented another excuse to spend the monies elewhere, then a third. Our parking area was NEVER EVER repaved. Our association agreed to a hugh bank loan upon the advice of Donald C Grabon, and now our association is in debt and W&K were negligent in managing our condo complex and left us in need of heavy repairs and hugh debt.

 

I have since moved  to California.
