Mobile Home Title services is a company that is suppose to transfer mobile home titles from a seller to a buyer. We bought a park of 18 homes in May 2019. Before we hired them, they told us their service charged $150.00 each plus the transfer tax for each home. So we hired them. At the closing their was a debit on our closing statement for 10, 500.00 to this company.

Upon this, we called them and asked for a refund. They refused saying they had already done work on our titles. This was a lie. It is now Sept. 9, we just got off phone with them and they still have not done our titles. This is a very bad company. Buyer Beware. Do not use this company. They are a fraud. I will be filing suit on Monday to get my money back.

First, here is our website for reference regarding what Mobile Home Title Service does. www.mobilehometitles.com

In reference to the $10,500 stated amount... the complainants original buyer side charges for 18 mobile homes was $4720.80, this was prior to them creating their own additional $1350 sales tax liability and approximately $4000 associated motor vehicle registration cost increases. 

From notes in the file:

  • Received the 18 home mobile home park title order 5/13/2019 from the closing attorney's office

  • Invoice and closing docs sent to [Attorney's office] 5/15/2019

  • Received our Post-Closing documents from your attorney 5/28/2019

  • 5/31/2019 Buyer Steven St. Germaine (the husband of this ripoff report poster) called and spoke with [our employee]. He wanted to verify that the post-closing packet had been received. During this conversation [employee] found out he wanted the homes to be in one company name and the land in another company name. She explained and re-explained to him that this would trigger a sales tax issue and cause considerable unnecessary additional expense.

  • He then spoke with [a different employee] who again explained the processing changes necessary to do what he was now requesting, the reason that sales tax would now be required, and that the invoice would substantially increase.

  • He told [that employee] to go ahead and re-invoice the file and he would pay the difference.

  • [The employee} then called the closing attorney's office and explained her conversation with the buyer Steven St. Germaine.

  • [Attorney's office] then contacted the St Germain to discuss and explained it again.

  • [Attorney's office] called [our employee] back and said to go ahead and re-invoice the file.

  • Re-invoiced the File 5/31/2019

  • Received payment for new invoice balance on 6/17/2019

  • Electronic Lien Release requests were sent out on 14 of the homes on 6/18/2019

  • Liens were actually released on 7/1/2019

  • Paperwork sent to the DMV 7/16/2019 to transfer 2 MH's that were never titled into the seller's name, then waited for those titles to arrive.

  • Sent paperwork for all 18 MH's to the DMV 8/22/2019 to transfer into buyer St Germain

  • DMV completed title work on all 18 MH's on 8/29/2019

  • State printed titles on 9/3/2019

  • On 9/9/2019 Steven St. Germaine called our office and spoke with [another employee]. He was wanting an update. He was told that the titles had been transferred but they had not been received back in our office yet. She took his phone number and told him that she would have [our post-closing team lead] call him the next morning.

  • 9/10/2019 [Our post-closing team lead] called Steven St. Germaine and explained that we were waiting for the titles to arrive and would call as soon as we received them.

  • Titles, registrations, and decals were received later that afternoon. [Post-closing team lead] called Mr. St. Germaine and let him know titles had arrived and to verify the address he wanted them sent to. She noted that he was extremely nice and she did not think there were any issues.

  • Titles sent by FedEx to the customer 9/10/2019

  • FedEx tracking shows delivered 9/11/2019
