Tenant Aug, 2011 - March, 2013

Alizabeth Showers failed to pay rent July, 2012 through March 2013. 

(Ms. Showers made one payment Dec 18, 2012 worth two months rent.)

Ms. Showers failed to pay late fees July, 2012 through March 2013. 

Ms. Showers failed to pay eviction cost (twice taken to dispossesory court). 

Ms. Showers through non-payment failed to comply w/ lease.

Fulton county marshals supervised Ms. Showers eviction March 8, 2013.


Ms. Showers eviction commenced mid-July, 2012 w/ non-payment of rent.

(Fulton county Ga can be a difficult place to evict an unwanted tenant.)

Fulton county, Ga Magistrate court case 12ED591615.

Ms. Showers signed consent agreement Sept 20, 2012 and thereafter failed to comply w/ agreement.

Judgement ($5,500) against tenant granted Dec 18, 2012. Writ of possession also granted. Tenant, failing to appear for hearing, appealed ruling same day; appeal was rejected Jan 17, 2013 as "non-appealable"

Landlord "60 day lease termination" letter certified mail, Aug 13

Dispossesory affidavit filed Aug 22

Altanta code enforcement (case # CC-2012-03524) inspects dwelling, and closes case Aug 24 following (fact) two (2) "tenant refused" service repair visits. (Fact) enforcement closed case (landlord "complied") without requiring repair of (mysterious) closet A/C leak.

lease agreement states "For repairs under $500, the tenant may pay for the repair, provide receipt(s) and deduct from rent. Repairs over $500 must be approved by owner."
