 We were wrongly prequalified to buy a home. After nearly 2 months of looking, 2 offers placed on 2 homes, 2 home inspections, we learn weeks before closing on a home that we were never qualified to be looking in the first place. To top it off, we were never told this directly. It was disclosed to our agent, only when she called to check on the loan status. Very disappointing experience, and the attitude that the owners of this business have is just sickening. They will not take accountability for their errors, and instead we, the clients, were blamed for choosing not to close on a home because of the repair costs. We would have been denied the loan anyway because of not meeting the loan criteria for self employment. 

 

For an office who prides themselves on over 25+ years of service in this industry, a simple prequalifying factor was negligently overlooked. We applied for a VA backed loan, however, we recently started a business. As such, there is a 2 year financial history requirement that we obviously cannot provide since we are a new start up. Maybe the right questions were not asked, even after we provided all of the financial documentation that was asked of us. We were told that we had a green light to look for a home, and "happy house hunting". We made an offer on a home, but after a few counters, we withdrew from it because the sellers were unwilling or unable to make the repairs required from the inspection report. An inspection that we paid for under the belief that we were prequalified to purchase a home. 

 

We looked a several more homes, and made an offer on another home. During this entire process, we were never told that there was a problem with our application, or lack of the proof of income requirements. So, we payed for yet another home inspection. We made our counter offer, requiring that the seller take care of the necessary repairs required based on the inspection report. Right after submitting that counter offer, we learn that we were never qualified to purchase a home in the first place. How embarrassing is it, that weeks before closing on a home you learn that you will not have the funds available to purchase the home you are demanding repairs on? Furthermore, that your lender representative will not even relay this information to you, until she is called by our agent while we are standing in earshot, and we all find out on a late Friday afternoon of a holiday weekend? 

 

To make an attempt to right the wrong that was done, we were told that the owner would reimburse us for our inspection fees, which totaled $800. When we arrived, he had written a check for one of the inspections. He handed it to us, and tried to rush out of the door. I then told him that we understood that we were being reimbursed for both home inspections. He was very nasty and rude, asking me why he would pay for the first home inspection, when we walked away from the deal? I was taken back by his rough attitude, and instead we just said our goodbyes and left. However, the answer to that question is simple: Why wouldn't you pay for it when your office made the error of prequalifying us for a home loan? There never would have been a home inspection if we were never prequalified to buy a home in the first place! 

 

Needless to say that we will never be using this company ever again, even when we have the required time under our belts to show 2 years of financial history for the new business. The unprofessionalism that these owners have shown us, their clients, is unbelievable. We have not received any form of apology, no accountability for their errors, nothing at all. I highly recommend giving this place some thought before doing any business with them

You know that you are lying about the facts that took place in your rebuttal on here, as well as Google. It was clearly your job to make sure we were qualified for a home loan, and you failed to do so. Now you have to lie about what happened to save face. No one cares about your recent testimonial of another client. You failed to do your job with us as clients, so shame on you!

Everyone who knows you guys know the real truth about what you did, and how you operate. Us, nor our realtor, who by the way has been your good friend of 10 years, misrepresented themselves in any form or fashion. Shame on you for suggesting that nonsense! You received all documents within a day or less of asking, and your husband, David, even admitted to our realtor, again your friend of 10 years, that you made a mistake.

He agreed that he should pay for our inspection fees, since it was his office's mistake. Regardless, you have lost us and anyone we know as a client. Think about that for a moment. Many businesses rely on referrals, and your business just lost several. Have a nice life!

Please let me respond to the poor rating that I got from the above-referenced borrower. Dana Cole with Hallmark Realty, their realtor, who was a good friend of mine and my husband, called me and told me that a couple of guys who work for me want to buy a home. They came in and talked to me and reiterated that they work for Dana Cole. I asked them how much they made per month and based on their response, I prequalified them to buy a home. At no time was I told they were self-employed. After finding a home, I asked for their "need list" which included W-2s and paystubs. They brought their tax returns and their W-2s but did not have a copy of their paystubs. After their inspection was already done, I called Dana Cole and asked her for copies of their paystubs. She said no, I 1099 them, they are self-employed. I at this moment said we have a problem. You have to be self-employed for 2 years. She suggested that they set up their own business account and start paying themselves W-2 wages. This would be an exception. I agreed and went along with this idea. It took them about 2 weeks to finally bring me in their W-2 paystubs in which I submitted to the lender. The underwriter stated she could not approve based on the fact that even though they are W-2 waging themselves, that they could also have a huge loss on their schedule C income at the end of the year. I immediately called the realtor and told her what was going on and both borrowers were with her. I said I was very sorry and all she said was fix it! I went to several other lenders to see if we could do an exception and they turned it down.

Dana then called my husband demanding money for both inspections. After hearing this, I said no way. They were introduced to me as an employee of Dana's and we will not pay for the 1St inspection because at that time I did not know they were self-employed, however, the 2nd inspection was an exception that was not approved so I felt obligated to pay for this one.

These borrowers along with their realtor misrepresented themselves from the very beginning. I feel my only mistake in this transaction is the 2nd time around not including that this was an exception. I have been doing loans for 25 years and will not take on a client that I don't think I can close. I obviously thought that we would be able to close this loan. I spent a lot of time and energy on this file as well and in the end lost money due to the reimbursement. I am paid 100% commission only if the deal funds.
