Same thing happened to me just like the person who posted on nov. 13th 2011. Rich entered into an agreement to with me to sell my house to people with less than perfect credit. Saying that after 6 months he would get the loan refinanced into thier names after establishing a payment history with them. He also agreed to take over mortgage payments and make the payments if the buyers did not or could not. He got the first people in my home and made 2 payments and stopped making payments at that point. He refused to take my calls or answer written corespondance from me. I later found out the people left. And he found someone else to move-in without notifying me of any of this. my mortgage is now 4 months behind and no contact from apex/ rich sadler. Rich Sadler is a con-artist/ predatory real estate investor. He will tell you he has a brag book full of letters of happy customers, he has this book and it is false. It appears that at one point he ran this scam in georgia before coming to florida. Beware do not do buisness with him.
