i am X-resident of Field stone trace operated by Ardent properties in Westerville Ohio. When i had to break the contract 2 months prior to my contract end date due to my job transfer, i was served with $1940, which i paid in advance whiile leaving the apartment. i was told that if they find a new resident, they shall refund the amount appropriately.
My apartment got a new resident after about 20 days of my leaving. accordingly i should be charged $600, but all the money paid along with my security deposit of $300 was not refunded. Heidy from their turnover division claims that the carpet and other wear and tear had to be repaired with that money. additionally i was charged $500. when i cchallenged it, they came back asking for $100 more (apart from my $1940 paid initially).
When we took the apartment the carpet was very old and were told that the same will be replaced after our next 6 month renewal, which never happened. We renewed our stay 3 times but the carpet was never replaced. Ardent claims that the carpet was new when we came in. This is very unethical. when tentnats come in, they do not share the inspection report, but at the end when we leave they provide inspection report and put the burden of all repairs on the x-resident. This is totally unfair practice. This should be brought to the notice of law.
