I don’t recommend renting from this company. We have been involved in a lawsuit with Boxer Property for over 2 years (2018-2020) regarding the conditions in our suite. Prior to the lawsuit, we repeatedly notified them that they were in breach of contract and the HVAC needed to be fixed from 2016 to 2018 because the temperature extremes in the suite. Our lease explicitly states a required temperature range for our servers, this was a clause they added to the lease when we asked them to define "reasonable range" in their standard lease. They did not comply with those terms that we can prove using temperature sensors that they installed in our suite.
They are in denial that there is a problem even though we have hundreds of thousands of temperature measurements over the last 2 years proving there is a problem. The temperature range in the summer is usually 78-85°F and when it is cold outside it will be between 60-68 degrees. It is highly dependent on whether it is a sunny day outside because the sun on the east side of the building significantly influences the temperature in the suite. Both hot and cold air are being blown into the suite at the same time depending on the HVAC zone. So, if you like temperature extremes in your office, rent the suite. Otherwise never rent from Boxer.
We are not the only tenant to have issues with temperature in the building. This is the 2nd lawsuit Boxer has been involved with over temperature issues in this building in the last 3 years. Most tenants in the building has moved out once their lease has come up for renewal since we moved in here in 2016.
To summarize the problem, in suite 525 there is one thermostat that controls the front part of the suite (Kitchen, reception, 1st office on left), yet there are 3 different HVAC zones. The rest of the suite is controlled by thermostats that are in the adjacent suites on the north side and east side of the building, respectively.
Fundamentally Boxer has very little control over the temperature in the suite and is unwilling to attempt to comply with the terms of our lease where we have an acceptable temperature range stipulated because of our servers and laptops. They will likely not ever put that in a lease again now that they know how much the temperature fluctuates.
