I selected this company to provide title insurance and conduct the closing for a condo I purchased last year based on a quote of costs I received from them on the internet. Prior to the closing I informed them that the HUD Settlement Statement was not satisfactory since it contained charges which weren't supposed to be there, based on their quote and on the fact that I had already paid one of the charges. Nevertheless, they closed using the HUD Settlement Statement I objected to, and after the closing, ignored my attempts to contact them via email, telephone, and letter to settle the matter. Additionally, it is now 9 months after the closing and I have still not received a copy of the title policy, my recorded deed, receipts for costs allegedly paid on my behalf by them, any other documentation which should have been provided me after the closing. I filed a complaint with the Florida Department of Financial Services and they replied to them with false information. Do not do business with this company.

Update to my Channelside Title Report

Once I finally was able to get Josh Cahill, owner of this company, to focus on my complaint, he expressed a willingness to resolve all issues, and he has done so. I have received a copy of my title policy and he has repaid the fees that should not have been charged, so I am happy with the outcome. He is a man of his word, and I attribute all the problems I've had to either the ineptitude or unwillingness of his employees to resolve the problems themselves.

Mr. Peter regarding the fees quotes on title insurance at the time of closing. Please be advised that we quoted all known fees at the time of the quote at GetTitleinsurance.com and we had no way of knowing what endorsements if any his lender would require at the time of closing. (FL Form 9, Endorsement 8.1 ) We issued Mr. Peter a title insurance butler rebate in order to save him money at closing. Please note line 204 of the first page of the Hud-1 for this credit. At the time of closing, Mr. Peter agreed to the Hud-1 Settlement statement and signed the statement. Therefore, we are unable to amend any disbursements that took place at the time of closing that do not reflect the final Hud-1 statement. Furthermore, it would be a violation to not disburse in accordance to the Hud-1. Mr. Peter is stating he has not yet received a copy of his Title Insurance Policy or Warranty Deed. We mailed these items to the address we have on file. I would be more then happy to e-mail these to him directly upon written request. We hope this rectifies any outstanding issues involving Channelside Title, LLC and Mr. Peter. If I can be of further assistance please contact me directly at [email protected]. Thank you, Josh C.
