Beware of this place!! Colonial property Management is a rental office in the area of Killeen & Ft.Hood Texas (Harker Heights). Due to the fact that it is in the surrounding area, the majority of those this company services are soldiers at the largest military post in the United States. As unfortunate as this is, my complaint and negative experience with this company has not been unprecedented. There is a link to a website with numerous complaints similar to my own. My family rented from this place, took great care of our home and just like other soldiers, were given orders to move after a year. At that time we expected to recieve our security deposit as we always have from any other company that we have rented from through the years. We had put down a $1000 security deposit and recieved less than 70 dollars in return. We were charged $45 for a CD of pictures they sent from our property, supposedly depicting the items they charged us for. The photos did not show anything. They charged us for fixtures that had been in the home before our move in and sticky hooks that had already been on the walls. At $20-75 a piece this thieves pocketed a sum of almost our entire security deposit.

This company steals from the men and women in uniform that are protecting our freedom and from their families. This is a shame and I just had to post this to make everyone aware of this as MANY have had identical experiences. STAY AWAY FROM this company!! They will rob you blind when you move out regardless of how well you take care of the property.

I have ABSOLUTE proof that Colonial, not only charges both the Tenant and the Owner, but I also have PROOF that they charge for work done on a home, which never gets done and they charge the owner! I am in the process of filing a lawsuit against them, if anyone wants to be a party let me know, as a group, we can STOP this and protect those who protect us all! Anyone renting or having them as a Realtor is foolish. This "Company" has already been Blacklisted once, and I hope that they are going to be again! There is no way that we as Owners and Renters can allow this Company to profit off the backs of Servicemembers who actually put our lives on the line, only to return and be faced with home grown terror, such as this "Company". They should be so ashamed at what they do, yet, I have never ONCE heard them say they ever made a mistake or apologize for any wrongdoing! It is Disgusting, and I am not going to stand by any longer and let it happen to you or me! They want "Proof", HA, look in the Mirror, there's your Proof!!!

We are obligated to provide a two-page inspection sheet, and give tenants two days to return it. We go above and beyond that. We provide a seven page inspection sheet, and give tenants seven days to return it. It is thier responsibilty to document any discrempencies within the home. We provide informational documents, video, and a TAA lease contract to our tenants. Everything is in writing and documented. It's obvious this tenant either is fibbing or unhappy with us because they didn't follow the proper move-out procedures and owed money to the homeowner. We provide all the requirements beforehand to receive thier deposit back, and the same requirements that is listed in the tenant contract is also given to them again when they pick up thier notice to vacate form. All tenants are supplied with copies of all documents. I recommend they take these copies and have someone help them understand it. A majority of our homeowners are military. A majority of our employees are either former military, spouses, or retired military. We work closely with Ft. Hood, and have many options to provide military families with many benefits. We also participate in the deposit waiver program for military families. This person claims that "This company steals from the men and women in uniform that are protecting our freedom and from their families." Not True - what a riduculous and unfounded statement. It's obvious this person uses the fact they are military or spouse as a crutch when they don't get thier way. Grow Up. This person would use that statement if they received the wrong order at a restaurant. We document and provide ALL requirements before they rent, and right above the signature portion of the lease, it states they can take a copy of the documents to review and/or consult an attorney. This person could have taken it to JAG if they are incapable of comprehension or lack basic cognitive skills or too lazy to read. Some things they need to be proactive on. They paid for everything they were contractually obligated to pay when they did not do thier proper move out procedures, which is similiar to most property management companies, so they know. Who has to pay for the damage done by them? The homeowners? Colonial makes NO MONEY from repairs. NONE! We have to hire outside vendors to complete the tasks that were supposed to be done by this tenant. We have proof, and will gladly answer all questions anyone has, and respectively show them all documentation on how we conduct business. We will not cower or get intimitated like many people when someone like this hides behind the veil of military family. Be your own person, military or civilian, take responsibility for the agreements and contracts you sign. We wait for your proof.

PLEASE contact the Austin BBB the are very interested in this company and we are working with them to help resolved our 3900.00 debt.
