Let me first start by saying that I like the feel of the inside of the apartments... and that's about it. They really do catch you on that and that alone because it really does have a nice and homey feel.

Now for the things that anyone considering Country Springs should beware of.

(1) Illegal Activity - They pride themselves on neighborhood safety and cleanliness, including a no smoking rule. They may indeed be safe, but that is only because there are police outside every day busting someone in the parking lot or on the property from theft, drugs, etc. Our neighbors even watched someone get robbed and had to call the police. Countless times, I couldn't get into my parking stall because there were a few police cars blocking it busting kids right outside. When moving out, someone hit my car in the parking lot and I had to call the police let them know what happened, and when I told them I was on Orem Blvd, they asked if it was Country Springs right away. That's got to say something.

(2) Quality - I said that the apartments look and feel quite nice and homey but make sure to take a closer look. Don't expect quality from the workmanship of the apartments. Every cupboard, dishwasher, countertop, cabinets, etc. have a giant space between them and the wall. Go ahead and peak your head in the space and you will see nests and nests of spiders. We went through quite a lot of spider spray while living in the apartment and still never took care of the problem completely. 

Another quality issue was the shower. The shower from above us leaked on our heads for the first month or so until maintenance finally fixed the problem. However, they continued to say they would come and repaint over the area that they fixed and they never did for the whole year we lived there.

We also put in a work order several times for our oven door that never got fixed.

A few things that finally got fixed but took about a month were the sinks stoppers, heater (took about 3 months and cost us who know how much in heating bills because it would just blow cold air.)

The outside workmanship isn't too swell either. We had a few incidences where we had water leak in so we brought it to the attention on the office each time. Finally, December sometime, we had a major flood in our bedroom that ruined my wife's laptop and scriptures. Don't expect so much as a "sorry" from the office though. Nothing was replaced. They came in to fix the carpet and told us that we needed to keep the door open for a few hours to let it dry out. It was the middle of December, mind you.

(3) The cold shoulder - You will never get a return phone for anything unless you are a prospective tenant. They are so busy trying to get new people in their building (because so many are moving out constantly) that they don't give any attention to the tenants that are currently there.

(4) Dishonesty - When moving out, my wife and I accidentally left behind a half-cupboard full of food storage and left our broom when we did our final clean up. I called the very next day to tell them and they kept telling me that they have no liability for things left in the apt. I told them that I understand their legal obligation but it is common courtesy to tell a tenant when things were left in the apartment. They said the stuff would have been thrown away if they saw anything. Right, I'm supposed to believe that you would just throw away a broom, some dishes, and a bunch of unopened food storage? Even if they did throw it away, shame on them for not giving a bunch of non-perishables to a shelter or something.

(5) Hidden Fees - About moving in, my wife and I were both laid off from work. We went to the office to try and work something out to get out of the contract. Good luck. In order to get out of the contract of a one-bedroom apt 3 months early, it would have costed us $4,200. They had a few cancellation fees and then tell you to repay the difference of the discount they gave you on the apartment for all the months you have been there. They said market price for a one-bedroom apt is around $900 so we had to pay around $250 for month we had lived there plus $1,500 cancellation. We ended up just going into debt to stay in an apartment that we hate because it was cheaper that way.
