Equity Lifestyle Properties ,ELS, ELS & Mission Statement lies Chicago Illinois
ELS does not live up to its mission statement with regard to caring about the residents! They do not and will not and probably never will! Their deal is monetary only; make money, raise rents, give tax pass ons; all for their good, not ours. They do not keep properties updated or in good repair and repairs that are made are done as cheaply as possible. Remember, you get what you pay for! Also, never try to explain any situation to a manager as all they do is to give answers by rote memory...they do not care what you as residents have to say!!
The tax pass on we have in the FL communities means that we are paying their property taxes; taxes on land that we will never own! Definitely something wrong with this picture. Here's how it works: Base rent, take out Ad Velorum tax, raise the non-ad velorum cost, then add on the tax pass on. There have been some elderly folks who have basically been forced to give up their homes because of all the cost increases and little in the way of Social Security COLA's. It's sad when you must move with family or into an Assisted Living Facility because you can no longer afford your home, electric etc. To be uprooted is unconscionable! These are elderly folks and/or disabled people who have lived 10, 20, 30 years or more in the park. Difficult to stand by and watch, knowing that you may be next.
