We made an offer through our realtor on a property in Howard Mesa Ranch north of Williams, Arizona. Julie Hull, an inexperienced (no excuse) "realtor" knew very well that her client was not the true client, and when that client "accepted" our offer, and we paid our earnest money, the nightmare began.

Apparently another buyer came along with a higher backup offer. Nothing wrong there. But then Julie Hull and her boss Lee Carr (crooks) told their client that they could get out of our written agreement by saying that the seller's mom was half owner and that our agreement was null and void. Our attorney says this is illegal and highly unethical. When they found out that their Errors and Omissions coverage wouldn't cover our claim (because they were grossly negligent and fraudulent), they refused to reimburse us. We had to pay about $50,000 for a similar property about a mile away that we didn't like as much. This has been very upsetting as you can imagine.

A lawsuit is pending. BUYERS AND SELLERS BEWARE! Realtors are supposed to be ethical and abide by the law--these are crooks! They opened their client up to a tremendous amount of liability, as they will soon find out in court.

Dear Mr. Hovey, I understand your anger when you found out the second owner of Lot 900 did not want to sign your contract, but I think you understand the whole story better now and know this information is not correct, which is why you never filed a lawsuit. I had a legal obligation to my clients to tell them about a second offer. I felt sorry for your situation when the second owner refused to sign your offer when you thought we had a deal. I encouraged the second owner to consider signing your offer, but after you looked them up in the phone book and yelled obsceneties at them, they wouldn't have considered dealing with you even if you doubled your offer, considering they would have to carry your loan for years and continue dealing with you, whom they no longer respect. According to our insurance company, I did everything absolutely correct, with the knowledge I was given, which is why my broker never gave into your demands for compensation. The situation was unfortunate. I truly hope you are enjoying your new lot, and that next time you will let your agent make the phone calls.
