There was a question "Federal Loan Modification Company?" posted three months ago. At the time the loose organization had not incorporated. But here is information:

They operate under the names; ANZ Associates, FLM LAW CENTER, LLP, FEDERAL LOAN MODIFICATIONS.

They incorporated FEDERAL LOAN MODIFICATIONS on 9/29/08, see secretary of state at

Presently they have an "F" rating in their three month history as a company, check

http://www.labbb.org/BusinessReport.aspx?CompanyID=100073351. They received an "F" due to eight unanswered complaints. The bbb is last recourse for a dis-satisfied customer and the 8 complaints most likely represent a significantly larger number of harmed individuals, because a majority of people fail to file a bbb complaint. This company is clearly a train wreck waiting to happen.

The second name "FLM LAW CENTER, LLP", however a check with the secretary of state lists

no such entity, www.ss.ca.gov.

The other issue is the licensing and operation. California Civil Code 2945, requires a company to either have a California Financial Lender's License or Real Estate Broker's license in which case they cannot take money until the job is completed or the person must be a licensed attorney. In this case, they have attorneys connected to the business, but are using front-end former mortgage individuals, used car salespeople, to "sell" the modification. It is most likely these individuals are acting as unlicensed attorneys, giving legal advice.

If you have been duped by this organization or are inclined to be duped, and suffer as a result please send your information to [email protected]. Make sure through the process you take notes. When there are enough harmed parties, then a suit can be filed to recover damages.

Please make sure you file your complaint with the better business bureau, and the attorney general in your state.

California Civil Code

2945.1. The following definitions apply to this chapter:

(b) A foreclosure consultant does not include any of the following:

(1) A person licensed to practice law in this state when the person renders service in the course of his or her practice as an attorney at law.

2945.11. (a) Any representative, as defined in subdivision (b) of Section 2945.9, deemed to be the agent or employee or both the agent and the employee of the foreclosure consultant shall be required to provide both of the following:

(1) Written proof to the owner that the representative has a valid current California Real Estate Sales License and that the representative is bonded by an admitted surety insurer in an amount equal to at least twice the fair market value of the real property that is the subject of the contract.
