I opened and ran a real estate office in Ocean Beach California. Developer Gina Champion-Cain's company American National Investments purchased my office and was scheduled to pay the note due of $50,000 in November 2007. Then Gina sells the office to a Jeff Larabee, who sold all my computers, office furniture, equipment -- he literally even sold the kitchen sink, refrigerator, and stove. I received NO money for the sale of my office goods, which was done without my permission. I received NO money for the sale of my office. The office has since been shut down and I did not even get my deposit of $2,500 returned. When I called Gina requesting payment, she pretty much told me I would be wasting my time trying to get her to fulfill the terms of the sale contract, since since she had the sale contract under the company name and not in her own name. Gina is also an attorney and is afforded the opportunity to represent herself in any potential lawsuit.

The Ripoff Report regarding my company, American National Investments, and me, Gina Champion-Cain, is regrettably completely false. I find it incredible that something without merit could be posted about a company and a person who has nothing but great press and good community relations the entire 20 years in business in Southern California. However, the facts are that Kirsten sold a real estate office to ANI Homes, Inc., a company owned by parent company American National Investments, Inc. which is a development company. At the time of the purchase, ANI Homes, Inc. was led to believe that this was an office full of producing realtors. There was also a problem with Kirsten personally who was going to have a restraining order filed against her by the landlord and was being thrown out of the building. ANI Homes came in, saved the office by renegotiating with the landlord, convincing him to allow Kirsten to remain on the premises as he would never have to deal directly with her any more. Yet, the minute ANI came in, it was learned that none of the realtors except one had worked full time in this office and none had been productive. This then forced ANI to recruit and start from scratch for an office it was taking over because it was an existing operation. Kirsten also had provisions in her contract which were never upheld by her. ANI Homes subsequently sold its businesses to Jeff Larabee who bought all the assets and liabilities; Kirsten being one of them. Her beef is really with Jeff Larabee, not with me. I'm not sure what happened in their relationship, but it has nothing to do with American National Investments, Inc., not upholding its side of the bargain. ANI kept Kirsten in business with helping keep that office in place with the landlord and recruiting efforts, among other things. The Ripoff here is that someone who couldn't perform can falsely file bitter reports against someone who is successful and works hard for a living promoting businesses and communities. The report filed by Kirsten is completely false.
