Hamline Property Management, formerly known and High Point Property Management, which is run by Margaret Uriah Mangan, is a completely underhanded company. I contracted Margaret Uriah Mangan to rent a property for me. I had a renter lined up that I had found myself, but they canceled several days before they were supposed to move in. Margaret said she had a prospect screened and ready who was able to move in in just a couple days.

I was reluctant to pay Hamline Property Management the expensive fee of the first month of rent, which was over a thousand dollars in this case, but, I figured the soonest I would be able to rent it would be next month, so I was going to be out the initial month of rent anyway. So Margaret Uriah Mangan moved this tenant in that she had lined up. The very next month the tenant is late on rent, and complains that she cant afford the rent.

Finally I get the rent late. Then on month three, the tenant doesnt pay rent at all, so I have to evict her. I did not have the time, so again I hire Margaret Uriah Mangan to evict the tenant. Margaret gets paid another several hundred dollars to do the eviction. After much delays and excuses, Margaret finally sends me the move in paperwork and application for this tenant that she moved it and then evicted. Turns out the tenants income was not even TWICE the rent.

So the rent constituted nearly 60% of the tenants monthly incomethis means there was NO WAY that the tenant would be a sustainable tenant as she could not have paid for rent plus utilities, food, clothes and other life expenses for several children. A respectable, honest property manager REQUIRES that the income of the tenant be about three times the monthly rent. Or, if it is significantly less than this, they should ask the owner if an exception can be made before saddling the property owner with a high risk tenant without their knowledge.

Instead, Margaret Uriah Mangan intentionally moved in an unqualified tenant (and LIED about it), collected her payment, THEN evicted the tenant shortly after, and got paid again. It is clear she did not have my best interest in mind, and instead was out to make the most money at my expense. I just wish someone would have warned me what a disgusting excuse for a company Hamline Property Management is.

Margaret Uriah is Mike Mangan's sister.  They are both pathological liars, and massive sociopaths.  Very scary people covered with a creepy veneer of niceness.  I was WAAAY too trusting with Hamline Property Management and this messed up little family of dishonest people as a whole, but I really didnt expect a group of people to be so disgusting and underhanded, especially because Margaret Uriah Mangan makes such a convincing show of being knowledgeable and experienced and honest. Their portrayal of being competent is really quite coordinated and practiced, so it is convincing at first, but things fall apart soon. I am not the only one who has had an awful experience with Hamline Property Management.

Most people that Hamline Property Management screws over just shake their heads, take their losses and move on. This is how this how Hamline Property Management is allowed to limp along and continue to take advantage of unsuspecting people who give them the benefit of the doubt. STAY AWAY from Margaret Uriah and Mike Mangan ...they will find a way to screw you over.  They are scammers and have no ethics or conscience, and will lie, cheat to get what they want, which is your MONEY.
