Hud Refund took my money too.I went to court and have a judgement from court to collect my money plus court charges. The problem is the address that they list is a housing complex (apparently not a office. The phone number given, someone assures you that you will receive your money and you never will. The Email address will get you a response that will tell you they are processing your refund but you still won't receive your money.According to the BBB in Santa Barbara Ca. They sent me a letter saying the company is no longer in business and to contact the District Attorney at (805)568-2390

You still might be able to collect a refund, if it is not their new one. The site is still active. I had no problems accessing it, however the Registrant address might be bogus. You have the same address posted in your Report. The inconsistency I notice is that for the WHOIS database, there's no "suite" or "drop box"; yet for the BBB post it has both the suite and drop box, like your address. It just doesn't make sense. With the web page situation, it could be the one you accessed has shut down, but they have opened a new one, just for the purpose of refund distribution. I went to the web site, after reviewing and confirming the address through the WHOIS database. The home page is very plain, no links, no site tour. You have to use the "Member Login", in order to receive any information in general. I guess it would be a "members only" site. I have some contact information. I don't know if these numbers will work, but if you didn't have them you could try. I won't post the address, since you have it, and it is the only one out there. The phone number is: 1-805-782-9608. This is both for Administrative and Technical contacts. This will expire in May 21, 2004. "Network Solutions does not garauntee the web site information's accuracy." This is their network information: The Network ID#: 1 Org Name: Silicon Beach Communications Address: 501 Bath Street City: Santa Barbara State: CA Postal code: 93101 Tech Phone: 1-805-884-6333 Tech Email: [email protected] You might be able to call or write them for contact information, if you don't get a responce from the letter you sent. They might give you their location for billing information, or maybe not. All you can do is try. Use this as your next to last resort, with legal advise last. The specific HUD Refund you were considering working for started in 1996,and the Corporate President/Principal is Mr. Aaron D. Gravitz. Here is another number: 1-888-247-8409 and FAX: 1-805-967-1206. Their membership with the BBB got revoked. The BBB doesn't care about anybody. Your membership is purchased, not earned. When they kick someone out, it has to be really, really, really bad. You didn't mention the amount of money put into this, but at this point, if it is high enough, you might consider placing a lawsuit for that refund. The other two names they go by are: HUD/FHA REFUND Tracers and Project Refund. I have two more addresses: 200 Suburban Road, San Luis Obispo, CA, 93401 and 3436 State Street #469, Santa Barbara, CA, 93105. The last one is a dropbox, not the location of any office. There are 9 other phone numbers, but really all dealings with them should be in writing for future reference and evidence. "According to the information in the bureau files, this company is no longer in business. The company has advised the Bureau that as of 2-12-03, for the forseeable future refunds can be obtained by contacting the company at [email protected] or by writing the company. If you have an unresolved dispute, you may want to seek legal advice." http://www.santabarbara.bbb.org/common.html?location, updated 8-15-2003. It could be that the web page is available, because they are distributing refunds there. Maybe they're giving out eChecks or something. There are thousands of businesses like them. Google gave me 6,190 sources about these businesses and where they are located. It's a lot of tedious work, and might not pay as well as one might think. I still haven't met anyone who has successfully collected profit. Maybe someone later on will access your Report with a success story, but I haven't seen that for now. Some of the information is more useful to a potential Attorney or law enforcement. Which reminds me, you should access: www.usps.com to fill out an online complaint form or you could go through the process the old fashioned way. In addition, consider reporting this to the Federal Trade Commision, because there may be an investigation in progress. Well this is all I have to offer. Wish I had more info to give. Hope this helps.

There are hundreds of different HUD tracers out there. Some are hired under a subcontract by the government, but are still entirely private, and are not allowed to say they are government employees. For Federal tracers, their sites will always end in ".gov", while for private contracters it's ".com". Some are in trouble for lying. Some people can earn a living off of it, but it doesn't pay much for the paperwork and tracing time you have to invest. Here is the Registrant address: hudrefund.com, 3463 State Street, Santa Barbara, CA, 93105 I know you have this one, but through the WHOIS registration, this is the way it is posted. Here's another number: 1-805-782-9608. This is both for Administrative and Technical contacts. This information is only good for one year, and "can only be used for lawful purposes", according to WHOIS notice and terms of use. Sorry, have to throw that in there. I got to the site with no problem. It doesn't look like much. It's just a page with their banner, and there is a "member login" set up. I couldn't get to anything otherwise, no site tour allowed, and no contact information. They've been in business since 1996, under the Principal: Mr. Aaron D. Gravitz-President. His numbers are 1-888-247-8409, and FAX: 1-805-967-1206. He says his type of business is: Financial-Funds Retrieval Service. There are a massive number of complaints at the BBB. The last 12 months of complaints processed: 207 for the last 36 months: 292. I'm not sure about that address, because the same one is posted in different places as a Suite, which is one type of place, and a drop box which is another. I have not tried any of this contact information. Just phone tag them, until you get your refund. Hope this helps.
