 My wife and I signed a contract for one year with Jarrod Kuehn. After both parties signed the contract and agreed on the moving day we set up a date. We were about 80% moved in and Jarrod came to the house and said we need to move out now as he sold the property. In the lease it said he could post the property for 2-3 month increments and if sold we would have 30 days to move out. The property was not listed for sale and a website showed it was and call the realtor that was listed and he stated the property was taken off the market two years ago. We found the place on craigslist and in his article it stated he is unwilling to sell the property and after speaking with him he also reassured us that the property will not be selling anytime soon as it is his baby. We paid 1st and security depoist and he kept 50 dollars of that. He said to submitt the moving costs and all the cleanign that we preformed in the house as he never had the house ready to move in. He then stated after giving him all the recipts that it is not his problem and to leave him alone. He also threated to call the cops if we ever contact him again as he said he had all rights to kick us out.

 As an owner of a small business, I sympathize with this couple.  

Was this an unfortunate and yet rare event that happened?  Absolutely! 

I couldn’t agree more with this couple.  They happened to come across a rare gem in the housing market at an outstanding rental rate.  Moved in for a month and then was approach by me they had to leave at the end of the month.   I’ve served my county proud as an U.S. Marine.  Yet as strong as that made me, telling this hard working couple they had to leave harder than anything I faced while in the Marines.    

Unfortunately, this house was never bought to be one of my rentals.  This house was purchased to be my own back in 2006.  With work taking me to new areas, I placed on the market and rented while awaiting a sale. 

A CONTINGENCY was placed in the rental agreement stating if the house sold, the lease would be terminated after 30 days.  The couple signed the lease understanding this was a possibility.  Sympathizing for the couple, I choose not to hold them accountable for the month they had leased the house.  As severance, I gave them $1,000.00 and all rent monies they had paid ahead back. 

Our contract was honored as it was written in accordance to Wisconsin State Statues. The sale of the house fell through because of a contingency the buyer put on financing.  The house is currently private on the market and is considering offers.
