I had multiple conversations with the sales associate Don McConnell in regard to the land / lot sales for the Copperleaf development . In each conversation, I clearly communicated my max financial figure that I was willing to spend on a lot. In addition we had discussed specifications of my lot criteria requirements. Some of the details included locations in the community I wanted to avoid, ie: the lots near the waste treatment facility and any ponds I was pointed and asked if my budgeted figure of 70k and the requirements I had was achievable. He expressed he would need to review the details with his management . I received a phone call in short order in which Don clearly stated that based on discussions with his management that they wanted me to come out they would make the deal . That was to vague of a reply so I narrowed the conversation and asked in specific which lots would we be discussing that would meet my requirements . His response was lot 34 & 35 . He further explained that they were offering a travel incentives in which they would reimburse up to 2K in expenses. I asked him to explain and his direct comment was " Just keep your receipts and they would cover up to the 2K figure ". I, in turn replied that I appreciated the offer but if I get there and we entered an agreement I would not expect the travel expenses to be covered.

So I arrive and visit the development. We get in his truck and go to lot 34 and 35. After that he then proceeds to dive me to another lot we had never discussed. He asked me to keep an open mind and that this new lot was closer to the target point of my budget. Internally I was fumed . We already covered the budget prior to me making the trip . Bait and switch . Get me there and they move in another direction. I replied that lot 35 is the lot of interest and further that lot 34 qnd 35 were the lots discussed prior to my arrival .

I made an offer on lot 35 for 65K . He replaied that would not be acceptable and through further conversation I extended the full offer of 70K. He claimed he would need to review it with his new manager and that the manager that he had discussions with in the 1st place had been relocated to another development. Well after I repeatedly called to follow up for 4 days on the offer Don finally comes back to me the the best they can do on lot 35 is 89K .

Are you kidding me . We have extensive conversations about my budget and he comes back 19K over it . Well my reply was simply no . He then replied but they could do x dollar amount on another lot . My reply was simply that we discussed prior to taking my time and money to come out all of the criteria required and financial limits . Now he and his firm is pulling this bait and switch . His reply was that maybe he heard me wrong and that I said my starting budget was 70k . NOT THE CASE DON . I WAS VERY CLEAR IN THE INITIAL CONVERSATIONS. 

I then stated that I would furnish them my airline expense and they would only need to cover that and we would go our separate ways . He then has the nerve to say that the travel expense would not be reimbursed. That would only be covered if I indeed purchased a lot . I can assure anyone, I clearly understand english and that is not what Don McConnell conveyed in any discussion .

So to all PLEASE BEWARE. This is not the type of ethical behavior appropriate for any type of business . My short fall is like we are all told  - GET IT IN WRITING. Anything you communicate should be done in some form of documented manner. So unlike me you have some hard record . Do your research on these people .

They made good on the Travel reimbusrsment

I was contacted by management and they refunded me my airfare . I am thankful for the response . I honestly would have preferred to have had the lot purchase work out as discussed initially. Unfortunate .

I had become aware of the Copperleaf development in passing during our early summer vacation. I then started hearing on the radio the advertisement of the property. I was interested and contacted the sales office. I had multiple conversations with Don McConnell, a sales representative in regarsd to the land / lot sales for the development. In each conversation I clearly communicated my max financial figure that I was willing to spend on a lot. In addition we had discussed specifications on the criteria for a purchase . This included lot location in the community. I clearly made clear I wanted to avoid the lots near the waste treatment facility and any ponds. I was pointed and asked if my criteria and budget of 70K that I had was achievable. He expressed he would need to review the details with his management.

I received a return phone call where Don Clearly stated that based on discussions with his management that they wanted me to come out and they would make a deal. That was too vague a reply so I narrowed the conversation and asked specifics. This included the exact lots that fit the criteria and 70k budget. His response was lot 34 and 35.

He further explained that they were offering travel incentives in which they would reimburse up to 2k in expenses. I asked for clarification and Don's answer was to "just keep you receipts and the would cover up to the 2k figure". I, in turn replied that I appreciated the offer but if we entered into an agreement I would not expect the travel expenses to be covered. ( I was certain the travel cost would be factored into their price negotiation , you're paying your travel in the purchase price) .

So I decide to visit the sales facility. I thought I had covered my bases on price and the lots to be discussed / considered . I fly out and meet with Don. We get drive out and look at lot 34 & 35. I replied that lot 35 was the lot. We get back into his vehicle and he proceeds to dive me to another lot we had never discussed. He then states that they could do a little less on another lot . My reply was no and that we discussed prior to me taking the time and money to come out all of the criteria required and financial limits. Now he and his firm is pulling this bait and switch. His reply is that maybe he heard me wrong and that I said my starting budget was 70k. NOT THE CASE DON ! I WAS VERY CLEAR IN ALL OUR CONVERSATIONS.

I can assure anyone, that is not what Don McConnell conveyed in any conversation. Further that really comes down to them building that into the dales price (as I mentioned early) .

So to all PLEASE BEWARE OF THIS SALES PRACTICE. This is not the type of ethical behavior appropriate for any business. Get everything in writing, everything. These folks are carpet baggers and look to get you out and hope the views overcome your common sense.
