I am disabled and have problems occasionally meeting my payments on time. But i always manage to get caught up. I made a call to Ocwen tonight to make arrangements to catch up my Dec. payment and Pay my January payment only to be told that they had tacked on $490 in late fees and legal fees to my account. I had no notice of this action and plan on calling AND RECORDING the director of thier Collections Dept.

I was in Forclosure in August of 2000 and ended up paying $1800. To get out... that included legal fees. (Or so I was told) I was then RE-CHARGED the $800 in legal fees in September. They finally, after I consulted an attorney, said they had made a mistake and fixed it.

But they still got me, in December of 1999 they never made my property tax payments as contracted. I ended up almost losing my home in a tax sale, and when I called them to find out why the taxes hadn't been paid..they miraculously got paid, but only after I had been assessed legal fees by the county... and Ocwen recharged me for the tax payment. They said it wasn't for that but I have it in writing, from thier computer that they didn't pay it. Then in 2001 they did. Hmmmm....

They have held my mortgage for over 10 years and I have to agree...they have been more hassle than they are worth.

I will never recommend them...nor will I ever try to get financed through them again.

They have ruined my health from stress, and I will be so glad to be out from under them. In fact, the for sale signs go up tomorrow. I hate to speak bad of the people that are employed by them, but guys...ya better get a clue... you are being turned into theives.

This is a tad bit off the subject here sir/madam....but......what the heck does being able to pay your online service and NOT being able to pay your mortgage have to do with each other? I would like you to know millions of people do not pay for internet access. So long as you live in a local dial up with access to Juno or others it's free. Hey.....here's a thought. What if people are at work (maybe yourself huh?) or a public library or a friends home using the internet? Can't you come up with something better than that? Your "online service" remark is just another example of your banks collection tactics. By the time your employer is through with many of the people here they won't even have a pot to pee in. What is your employers excuse when many of your customers property taxes aren't being paid on time and we ARE in fact paying all of our payments to you on time? How do you explain that? How would it make you feel if you go to apply for a home equity mortgage and you are denied not because you have late mortgage payments but because you find your property taxes haven't been paid by your first mortgage holder?

Ditto to the response after the person who "seems to enjoy and know OCWEN well". I also see there was not enough guts to put a name to the rebuttal. I have been harrassed every 2-3 months from Ocwen, same old, same old, just as hundreds of other consumers all over the country have been. I am so glad I came across this website and now know that I am not the only one Ocwen is scamming. So, to the person who seems to respect Ocwen, you can very much so take over my Ocwen nightmare for me as well!!

Well now. You DO seem well informed. To listen to you, one would think Ocwen was just an honest, misunderstood, scapegoat for all the scores of folks who are being treated poorly. How nice for you; to be right when all those others are obviously lying. Since you're such a fan, maybe you'd like to purchase my Ocwen serviced mortgage.


In order for you to be in foreclosure you would have to be at least 3 payments past due.

They filed the following rebuttal to the above Rip-Off Report: Their email: [email protected] Their relationship to the company: Supporter Rebuttal: In order for you to be in foreclosure you would have to be at least 3 payments past due. That means the 1800.00 you sent in went towards those payments that consisted of not only principal and interest but escrow. In your loan documents you signed there is an acceleration clause. Its states that should you go over 30days delinquent the person holding the note has the legal right to demand to total delinquent amount. It also states the borrower will pay any legal fees due to the default. Legal fees are not added to the account for sometime. The attorneys have to bill the company and this takes awhile. I would like to add that Ocwen does not originate loans they service them. If everything was not explained to you entirely at closing you have issue with that company. In regards to your escrow, if your account is continually behind then so is your escrow account. Are you sure you were escrowed at closing? This can be found in your settlement statement. What Ocwen will usually do is pay your taxes if they are delinquent because they own the home and need to protect their interest. In this situation it is very difficult to get out of the hole because you are always running a year or quarter behind. If a mistake is made and you are escrowed and the tax payment goes out late Ocwen does not bill the borrower for the late charges. What may have happened on the double bill is the attorney billed twice. They made a mistake and Ocwen fixed it. You may want to order a payment history so you can see where your money has been going. By the way, I find it odd that someone who doesn't pay their most important bill on time is current on their online service payment.


The more you take OUT of Ocwen's hands, the better you are!

Hi: I too have had the same problems. I may suggest that you pay your taxes YOURSelf. I do. They do NOT escrow anything!!! I am also disabled and I have gotten my local tax office to reduce my tax liability because of the disability.

The more you take OUT of Ocwen's hands, the better you are!
