I was Resident Manager without agreement (on temporary position, 6 months) in one of Panoramic Properties building in Mississauga.
So I am an Ex-Employee of Panoramic Properties.
Is not true what you write here.
Yes, some Resident Managers can't handle building, ignore tenants needs creating bad reputation for company . But Angelo Butera, can't be everywhere at the same time.
He did the best what he can, all apartments which we had on renovation was inspected by Angelo, even Mississauga as you know far away from Niagara Falls he visited in winter time. We reported him directly about any maintenance work in the building and maintenance request from tenants, because when we started work in the Angelo provided us his private phone number and asked call him at anytime and do everything to make tenants happy.
And tenants was happy! Many apartments I rented, because tenants was recommended Panoramic Properties building as the best one and me as good Resident Manager to friends and family members, because we was on calls 24/7 and never ignored tenants needs.
Angelo Butera never used cheap material for renovation in apartments. Maintenance staff always did excellent job in all units and work was controled by Angelo! I always felt sorry for them, because they lived on the Niagara and tired after work, went back every day.
I think all negative reports here is result of work his stupid property manager Nick Mansion, which is have no idea how to manage, thats why tenants no happy. I don't know why, but one day I found him listening at my apt door.
It is very indecent. Better for Company, replace him for someone professional.
My husband and I will always remember Angelo Butera as honest and professional man.
We are pleased to have worked under the guidance of a wonderful person.

You have no idea how glad I am that I found this thread and see that I am not alone. Anyone else coming across this thread, please take note of the rebuttals. They are very obviously from Panoramic staff and the third is definitely their lawyer. The complaint starting the thread is not slander, and any competent lawyer would know that. Let’s discuss their lawyer posing as a tenant. Isn't that illegal, especially for a lawyer? Misrepresentation or impersonation? Perhaps neither, but certainly unethical. I've heard about how far her lack of ethic goes however, so I'm not surprised. If you live in Niagara or have ever disputed something that Panoramic Properties was doing, you have probably heard of Jennifer Ricci too and what she is never too good for when it comes to swaying others to believe something that is bulls***.
This is an open forum for consumers to speak truthfully of their experiences. Just because the company being complained about doesn't like it doesn't make it slander and it certainly doesn't make it right to have your staff pose as tenants and argue the initial post. For those reading, please notice that the two similarly languaged rebuttals speak only of Panoramic Properties "mission", boosting only the company as any member of management would do, and the third rebuttal is chalked full of legal jargon (Claimant, etc) and emphasizing certain words with uppercase like lawyers do in court documents, which makes it easy to distinguish the truth behind who actually posted it. Sadly, the Panoramic staff behind the falsified posts were too ignorant to cloud their fake reviews or make them even the slightest bit believable.
If you didn't catch it, by the way, if you look at the two first rebuttals you will see they both state that the initial poster used "poor judgement". This is quite humorous when you realize that Panoramic's own staff is stating that it is "poor judgement" for someone to become a tenant in one of their buildings. Or were you trying to spin it another way? No way. Actual tenants of Panoramic know the truth about living in those places. I wonder if Angelo Butera knows he has such unintelligent people doing his bidding for him, or perhaps there is even the chance that Angelo Butera himself wrote the rebuttals in an effort to defend his immoral business dealings, and just sadly didn't have the gumption to write them seamlessly. It all really is a perfect example of the garbage you deal with when involved with Panoramic Properties.
Rip Off Report really is the perfect place to find information about them; over-priced apartments, crooked owner, and a place where the tenants are treated like it’s a status segregation. I lived in a Panoramic Properties building for 6 years and was so relieved to find other accommodations that were quality-built and safe. It's not the other tenants you need to worry about either. The initial poster is absolutely correct. It's the management you need to be leery of. And Angelo Butera is indeed a slumlord, and a person who cares only about how much money he can take from people while putting out as little as possible. Their whole crew is a joke, made up of his entire family who all seem to have the same lack of ethic and who look down on the tenants renting apartments from them. I warn every renter I meet to avoid Panoramic Properties at all costs.

This is a terrible company to rent from! They keeping buying and running buildings into the ground and the complaints keep pouring in about different buildings across Ontario. Man up and do something these tenants pay good money for these appartments and do not deserve to be treated in this manor!!!

In response to the above mentioned not to nice remark made against Panoramic Properties Inc. and the exceptionally hardworking and caring individuals within this company who are grealty dedicated to providing beautifully homes for rent with the highest standards of quality and service, I can't help but say that this individuals poor statement is very far from the truth of what Panoramic Properties Inc. stands for. Panoramic Properties Inc. has a great reputation for servicing their tenants exceptionally well first and foremost, treating them as though they were part of their own family and friends so that they have a great place to call home. It is a shame that ones individuals poor judgement has strayed so far from the truth of what Panoramic Properties Inc. stand for and strives for, which is exceptional dedication and care in their every waking moment for each and every one of their tenants.

I am a tenant who resides at 246 Lakeshore Road, St. Catharines, ON and I am writing to respond to the complaints which were made by Glad to Be Gone as I have had a completely different experience with Panoramic Properties. I have been a tenant at this complex for many years, and I have to say that Panoramic Properties has been a very responsive and proactive Landlord since taking over the Property. Prior to Panoramic buying the complex, it was in very poor condition and you could tell that the prior owners did nothing to improve the buildings or the units. Since Panoramic has taken over as Landlord they have made significant improvements to the Buildings and they have made the complex a prettier place to live in, one that I am proud to call home. I have never experienced any problems with getting repairs completed in my unit. They are responsive and Mr. Butera is a very hands on Landlord, in that he is very frequently at the complex and knows me and many other tenant(s) by their first names. I have never experienced any unauthorized entries into my unit, any entries which took place by Panoramic were always done with Notice, as is permitted under the Tenant Protection Act. I do not know what the Complainant was talking about in reference to the Police - many people that live at the Complex are working families, seniors and/or young couples so I dont understand how or why there would be any need for the Police to attend. In all of my years at the complex, I only recall the Police being called two times and I have never heard of any thefts or break-ins. It is obvious that Glad to Be Gone, had a definite Bee in their Bonnet for some reason or another but the statements they made are exaggerated from my perspective as a Tenant. If I was Mr. Butera, I would be making a call to my lawyer because the statements are obviously slanderous.
