This is a SERIOUS Complaint against Panther Knob Rentals in Pigeon Forge Tennessee. My family paid this lady in advance for 2 separate visits. On the first visit, we quickly discovered that there would be no second visit. Please read this email We sent after the visit in regards to the first stay.
 
Susan, I am writing this email to respectfully request a refund for our Reservations in September.After my family returned home today to tell me the details about your cabin, I was very dissappointed. I understand that your cabins are not luxurious but they should provide a stable and healthy environment. The pictures and other information I have received is much to the contrary of what you relayed to me. First of all, I was never told how narrow and windy the road was to get to the cabins.We could have made do with this but then I  hear from the children that they were unable to bathe due to the smell of the water and the water turning brown before they could finish bathing.The children had to be bathed by warming water in a pan and just washing off, as well as the adults bathed this way . The plants and other arrangements were dirty and dusty. Now I have severe asthma and can not tolerate the dust or overwhelming smells ( such as the water). I also noticed that the couch was completely worn out, and when the oldest child laid back, he hit his head on what felt like wood without any cushions. We never could locate the pool and was told to only wash one load of clothes per day, which is not really acceptable since we were only given enough towels to use each day.  we wash our towels after each use so we could not wash any laundry on the stay.These cabins are in a real need of  updating and a deep  cleaning. Like I stated, I understand that we didnt rent at a resort but, this is clearly not what it was represented to be during our phone conversations.Please understand that I am not very happy with this recent stay and will not be staying here again in September. According to a local attorney, unless otherwise stated on a written and signed rental agreement, all monies should be refunded to the renters so long as they provide a written (email) request within 30 days of arrival.So this is my written request for a 100 % refund of my monies.Dated 07-11-2012. Thank you and Good luck in the future, but you really need to amend how you do business.I want to thank you in advance for your assistance on this matter. I will be waiting for the check to arrive in the mail.

Tina, You made the reservations for your family and you didn't tell them all the things I told you when you rented. That is the major problem. They should have called me personally and I would have told them we are in the mountains and that you have to wash your own towels when you run out we don't bring new towels up everyday and You know that because that is what i tell eveyone renting. That is why I told you when you rented you had to have Washing powder to do your towels when you run out. They didn't know that because you didn't tell them. I have been in business 18 years and we never ever misrepresent our cabins EVER why would I want to do that. I want happy customers and until this letter I have had only happy customers.
Our cabins are in the mountains as well stated to you when you rented & when I book anyone renting from me I tell them that because it is very important.  You should have told your parents that.  These roads are  traveled by 100 other guests staying in all the other cabins and it is not a problem ever.  That is a personal driving situation if you don't like winding roads don't rent in the mountains.  Our cabins are Spring cleaned every year and just this past April and are NOT DIRTY AND I DO NOT LIKE BEING TOLD THEY ARE that is a bold lie !!!!!!  As you can see from the pictures they are dated that is why I want people to check out the pictures before they rent and they are not Luxurius and never were ever implied to be and at the rate we gave you how could you think otherwise. Our normal families enjoy them and feel like they are at home because they say they are very clean & comfortable always. Not perfect though. So i don't know what your family wanted when they rented. The couch is older yes but sits just fine. . We do often replace anything when needed and do all the time.You should have spend $150.00 a night somewhere else, and maybe but I am not really sure you might have gotten a more satisfying accomodation.  I left 11 sets of towels after bringing more the next day. I told her that you should have told her she had to wash her towels when they run out. The note I left stated you can wash your towels daily but NOT THEIR  OWN CLOTHING EVERYDAY SO THIS IS A LIE AGAIN. And the reason for the note was only because we were under a drought at the time. SO SORRY TO INCONVIENCE them as it didn't bother others that understood that they were only to wash their towels just not to do clothing everyday during the drought. And they did wash towels I know for a fact !!!!!! Since the rain we are Okay with the well water. And our Well water is Really Good and is also filtered but we cannot change the iron minerals it in. I find it strange that everyone else that stayed in the cabin prior to them and the couple & children that just left before their arrival  Loved it. They were Very nice people and I saw them often and they loved it all 6 days and complimented me on the cleanliness & even stated my baseboards were even clean. And they were very picky people about cleanliness so they were so happy to find my cabin so clean. So you are going to tell me the next day my cabin is DUSTY, FILTY !!!!  I don't think So.
So when everyone else enjoys it your complaints are totally invalue. Some people are just complainers and you just can't make them happy I guess. I will not be refunding you 100 % of your payment as you know because you called and we discuss it because you thought you might have to cancell and I told you our policy then and it is the same now as it is in our brochure and to anyone that ask about refund policy.   Our policy is clear now as it was when you make your reservations. All refunds require 4 weeks notice and a service charge of 25% will be taken from the payment. I am very aware of my rights on this matter. As far as the pool why didn't they call or ask my husband when he ws standing there talking to them and brought them the towels we would have been glad to give them directions. When he gladly brought them more towels He said they were very happy and never told him they had any problems. That just seems strange to me and  when they could have asked him where the pool was they didn't even mention it. or anything about being unhappy until now. And it makes no sense just to sit someway and wonder where is the pool is. Call me
and i would have gladly given them directions.
My husband stated that the cabin was a disaster when he went to bring the towels. He was so concerned how it would look when they checked out because he said it was a BIG MESS with stuff everywhere so talk about not clean !!!! It was clean when they arrived. I know I clean it and I am very picky to make sure it is clean. THERE IS NO DUST !!!!!!!!!!!!
If you are going to tell something tell the truth about it. Tina you are writing and stating the facts told to you by your family then in the email acting like you were there. Very confusing. I am a very nice person
and work hard to make my customers happy. But when you say things that aren't true and make a BIG DEAL over small stuff i just can't help you at all.
That Cabin is very popular and They are the first to complain very Sad. Also to be noted when I arrive my lamp shade in the Living Room was broken. That is a $25.00 lamp shade. I assume it was an accident but it is broken and I have to replace it in the morning. I guess I should have emailed you and complained about that.
Tina I will mail your cancellation refund for Sept. because you have the right to cancell and Trust me I don't want to rent to Unhappy people. But it will be less the 25% service charge Fee. That is our policy as you know because we had this discussion already. I am cancelling your Sept. 6,7 & 8th in Bear Creek as you request. Refund will be mailed.

This is the initial email when I booked the cabin
 
We have several very secluded cabins and I don't have time to go by and visit my customers. Although I have a lot of regular customers that do want to see me I still don't bother them on their vacation. My Husband & I are on our properties collecting garbage in the mornings and just doing regular routine cleaning and maintenance when needed at cabins that people have checked out of and also to make sure at the rented cabins we don't have extra people staying in cabins just by way of seeing how many cars are on the property we rent out. But I don't come visit. When I make a reservation I require at least 2 nights payment unless you stay 5 nights or long and you have to pay half of the rent. Any balance owed is paid when you arrive and that is collected by me or my husband at your cabin. Once you pay the deposit we mail you a confirmation package with directions to your cabin and we allowed you to go to your cabin on the day of arrival and we have it ready at a certain for you.
We also don't allow any pets.
All deposits are made by check if you booked at least 3 weeks ahead if not it has to be a Postal Money order. I don't take debit or credit cards.There is no penalty for cancellations so long as you give me 4 weeks notice.

She is a liar and a crook. She refuses to give me a full refund even though we cancelled 2 months before the second visit. God will punish her. I contemplated a Civil Lawsuit but decided against it due to my full time schedule. I feel that Karma will get her back.Please do not stay here!!! I will post this everywhere I can !!!

people are so stuck on there self these days. i have known susan for quite a while an rented may times from her. anyone that says she lies does not know her at all. she is a honest an a very good christain lady. who ever wrote these bad reports on her cabins are just out to grt free money or a free stay as far as im concerned.Susan is a very clean lady an as far as the water an the people heating water to wash in is bull because that is no different than taking a hot shower it is the same water they only want something to complain about an sounds like that they think they are better than anyone else. you talk about karma it will bit you bad for even saying stuff an making up lies about susan her husband an her cabins .you should not be able to lay down an sleep you would bother you so bad about lying about her but you are probably one of those people who think they are above everyone. well i have news for you you are no better than anyone else. as far as a bad report she should have charged you truth be known you trashed her place. her places are always nice an clean an she would do anything to help anyone. i think you are probably just a spoiled brat who gets what she wants most of the time but you must not be a hillbilly more like a city slicker that does not belong in the hills. you do not even deserve to even be there if you ask me. thanks just letting everone know how susan is an her husband an her cabins. you can not ask to be treated any better by any one. sorry about people that complain about anything there they do deserve to stay at her places thanks so much karen from ohio

Tina, we have stayed in your cabins every summer for a good while now. I think your cabins are AWESOME! They are clean and comfortable and we will be staying this summer too. Can't wait to come back. You're a awesome lady also!  Thanks
