I moved into a lovely house, after my daughter and son-in-law moved out, managed by Ginny Cozy and her management co. known as Park Ave Previews.  She (Ginny) did not do a 'walk thru' when I moved in so she had no way of knowing the condition of the house.

 My 'children' took good care of the house however there was the usual wear and tear expected.  The worst sign of wear was the carpet which was separating at the seams and fraying in multiple areas.  Ginny told me to cut the loops which were popping up at the ares of separation and fray.  Not a viable solution.She never came to te house to see the condition of the carpet so she could report to te owners.  The rest of the house was ok but the A/C broke down quite frequently.  Sadly there was never anyone available after 5 PM and on weekends.  I worked 8 am to 5 pm and would return home by 6 pm to find the house 88 degrees; sometimes hotter than the temp outside. 
The only way I was able to finally get the A/C fixed was to call Ginny at home.  I obtained her home phone number inadvertantly as having caller ID she returned my call one evening from home. I really didn't have problems getting anything else fixed except for the A/C and the toilet in the master bath.  The major problem occurred when it ws time to renew the lease.

 My lease expired Feb 29th, 2012.  Prior to that date Ginnysent m a letter w/certain 'stipulations' which I must abide by in order to continue living in the house.  One stipulation was that I would never call her @ home.  She stated in her letter she would renew the lease for 3 months and if I complied w/her stipulations the lease would be renewed.
I answered her letter w/an e-mail agreeing not to call her at home and asking her to send lease ASAP.  She never sent the lease and the date of expiration arrived and now I'm without a lease and a "hold-over tenant."  I sent a rent check for March and e-mailed her asking where the lease was; no response.  Then I get another letter telling me I must vacate the house March 28th because the owner wanted to move into the house.  I received this letter March 23rd.  No other  was given for a month regarding this new situation. 

 I had been looking for another rental during the months of Jan/Feb/March but did not find anything suitable in regards to location, rent, space.  I did plan to move out because I needed to find a less expensive rental however Ithought I had 3 months.  I communicated w/Ginny via e-mails explaining I was not able to find a suitable rental; she responded my threatening me w/eviction and documenting how the owner was "so inconvenienced" and how the owner had to "pay another month's rent" and how the "children (were) so inconvenienced."  I felt very badly for the owner's inconvenience and I did not want to have an eviction on my record so I furiously sought another rental. 

 On Good Friday I had dental surgery @ 8 am and when Ireturned home I found an eviction notice from an attorney she found on-line giving me 6 days to vacate.  I still did not have a place to move.  That afternoon I went to see a house in Longwood; it was the best of the worst I had seen in the past 3 months and I hastily gave the deposit and went foward w/the leasing process.  I moved April 14th.  I sent a rent payment for the 2 weeks of April.
Aproximately 2 weeks after the move I sent Ginny an e-mail requesting my security deposit refund.  In the interim she sent me a letter w/various expenditures she accrued to "fix" the house and sent me a check for the remaining amount.  I sent her an e-mail telling her I would have the house cleaned on  Monday the 16th w/her approval, she never responded but included the cleaning cost she claimed, from my security deposit.  My refund was 1/4th of the security deposit.
EXcept for the cleaning needed in the laundry room and garage, the house was left in pristine condition when I vacated.
I answered her letter regarding the charges and the refund requesting the receipts to prove she actually had these astronomical expenditures.  No response.  She also stated in her letter she was returning the rent check Imsent fothe 2 weeksin April to me.  Why, I will never understand.

 Aproximately a week later I received an e-mail from Rent.com, a site I used when I was looking for a rental.  I opened the e-mail and what did I see...the sme home I was forced out of for no apparent reason for RENT!  The entire story she told about the owner was all a huge lie. I moved into a house I hate because of her lies.  I hurt my back so badly during the move that I was incapacitated for 2 weeks, without pay.  I am so miserable in the house I had to rent and in chronic pain because Ginny Cozy is #1 not a nice person; #2 not an honest business person; #3 a thief as she tried to keep 3/4ths of my security deposit.
Bottom line:  be very wary of Park Avenue Previews located in Casselberry and it's owner Ginny Cozy.
