Our loan was sold to Homecomings Financial and we have had problems ever since. We fell behind on our mortgage due to medical issues. Our two children were both hospitalized in Jan. 2004 and again in Feb. 2004. When we contacted Homecomings to see if we could defer a payment or pay interest only, they refused. So we borrowed against my husband's 401K.

Our daughter had medical problems throughout nent several months and was hospitalized again in July. Once again Homecomings refused to work with us and we had to borrow against the 401K.

My husband was injured on his job and was out on workman's comp. for three months. His pay was only a third of his pay so we fell behind again. We contacted Homecomings and once again they didn't care and would not work with us. Since we had already borrowed twice from the 401K, we couldn't do so again.

Luckily my husband had an error in pay and was due a check for back pay. However, it took several months for us to receive it. I told this to the Homecomings rep. who kept calling me. I was supposed to call him when I received the check, hopefully before Dec. 15th. We had not received the check by the 15th. On Dec. 27th I received a call from a very rude rep. I told her I had the money but wanted to deal with the same person I had been working with. Apparently he was on vacation so she sent our loan to forclosure. In January we received a notice that our house would be sold on Feb. 4th. All the money we had to pay our back payments went to legal fees implemented by them and we now have to pay an additional $300.00 per month to keep our house from being forclosed on.

Throughout the year, I have talked with Homecomings on many occassions and have not been able to deal with the same rep. However, since it went to forclosure, I can only talk to one person and he does not return my telephone calls. I have tried to work out payment arrangements via from my bank account every other week but was told it would cost me over $400 to set this up. I have been told that I need to sell our house because we can't afford it. I have been pushed and pushed to put my property up for sale. When I found someone to refinance our loan, I found that Homecomings has listed our house as forclosed/repoed. Now I cannot get enough money to refinance.

I have never seen a company so ready to take your house or be so unfeeling. They really do not care about people in general, only about money or your property. They refuse to work with you and continue to kick you when you are down. It is also virtually impossible to get a straight answer on any question you have regarding your loan. All the answers conflict.

If anyone does pursue a lawsuit, I am very interested in participating.

if you all will look up this case Monahan v. gmac mortgage corp (2003-508) you will all be suprised at the out come here i spoke to their attorney today it has taken them about 5 yrs to settle this case he also told me that gmac has their mrotage program set up so that we and they fail and told me its a case of their left hand not knowing what the right hand is doing i have left you many clues in my report as to how to contact me and waht to d so far there are four of you so what are the rest of you waitng for also as far as woof popper att do not waste your time with them i did and got 000000000000000 zero they will only gather your info and you get nothing and even if you did file a suit they get the money you get zero again as i said in my story we are putting together a class action suit of our own it will be by the people for the people we may not win monies but all we can hope for is to take this giant down

These rip off artist got my home on March 6, 2006. We went through all of the crap with them. We had been a repayment/remodification program with them they sent us a letter at the end telling us we owed them an additional $1300 on top of the $1021 they had increased our mortgage to so we could pay back their lame attorney fees and late fees. Make a long story short we didn't have the additional amount at the end, keep in mind this was not disclosed in the original repayment agreement. They do this I think because they know you won't have the extra money on top of the mortgage payment. They said we had to do another repayment yet again with attorney fees and late fees due to the fact they took over two months to get back to us. Last August we sent our payment to them like we always did and they sent it back stating it was late and would not accept it and turned us back over to foreclosure. We called them for THREE MONTHS STRAIGHT Galena in the Dallas office, she would never return our calls, finally after several RUDE conversations with the person who would answer when I hit zero he said she was no longer handling our account and we had to speak with someone by the name of Frank (he could not speak clear english) he was of no help and we called him from December through the end of January and he would never call us back then we got a letter from an attorney they were auctioning our house off on March 6th. We called Homecomings again NO ONE WOULD ANSWER THE PHONE. Have you noticed they are always out of the office for days or a week at a time when you call them that is the message on their voice mail. STALL TACTICS. We finally went to a company who specialized in stopping foreclosure and do you know Homecomings lied to them told them we had been in foreclosure 12 times. A complete lie. I asked him to get documentation from them showing that surprise they would not send because it was a LIE. We were in foreclosure once and they kept us in it because of the enormous fees and no return calls back that by the time you got thru to someone you owed this large amount. We even tried to send in payments to them, well the nice fedx man was knocking at our door with an envelope from them with our check sent back. Funny then can arrange to have your payment sent back to you fedx but they can't pick up the phone to call you back. Amazing isn't it. Anyway, the sold our house on March 6, 2006 at the auction guess what they bought it back. I found out yesterday they have a contract on our house for $99,500 sold as is we only owed them $76,000 so they made a killing. They are crooks. For their little employees who respond back on this site why don't you take the time to respond to your customers you idiots instead of using valuable time trying to save your behinds. You are crooks. Your tactics are illegal. Our Attorney General in SC is looking into this as he has had many complaints from other Homecomings customers and I have been contacted by a lawfirm in NY, Wolf Popper the law firm and I am sending them all the records, correspondance and recorded phone calls I do have with these lame rip off con's. Good Luck to all of you they took our home that we were raising three children in. I believe in Karma they will get theirs and God bless all of you on here who are going thru all of this. Funny how all our stories sound so similar. As my grandmother used to say "God don't like ugly." God Bless you all.

HELLO, I AM MELLIE, THE ONLY REASON I SAY THHAT YOU ARE LUCKY IS BECAUSE WE HAVE NOTHING FROM THIS COMPANY, BUT YET THEY TOOK OUR HOME! WE RECIEVED 1 PAYMENT SLIP FROM THEM AND THHAT WAS IT. WE HAVE CALLED EVERYDAY AT LEAST 20 TIMES A DAY, ALL WE EVER GOT WAS A VOICE MAIL, IF WE GOT LUCKY AND SOMEONE DID ANSWERE THEY WOULD TRANSFER US TO THE VOICE MAIL. WE NEVER GOT TO TALK TO ANYONE. From Ocwen. According to both our credit reports and their lawyer, we are fine. According to the payment history, and Ocwen, it's 2 months behind. Ours also has all that crap, post-stipulation payments, suspense, and expenses. But, nobody can tell me what they mean........

First of all, we fell behind because we did not know who to send the payments to, we had recieved one payment slip from great northern, then the following month we got one from homecomings, we called everyday after the first of march 2005, to find out, no one would answer the phone! so you tell me how are we to get any answers ? we need answers to make the payment! would you send 1000 dollars out to one bank just to find out that you mailed it to the wrong bank so now you have to come up with another 1000 dollars to send to the other bank , or would you keep calling to try and find out where to send it to? this is everyones complaint! homecomings will not answer the phones, if they do you get transfered to voice mail, they will not return the phone calls, they do not send payment slips for anyone to make a payment, they change the amount every month that they want you to send in. we do not even have a contract with homecomings! our contract is with great northern financial.

I have a profoundly metally retarded daughter. I have Crohn's disease that requires me to be on chemo for life. My wife is diabetic. If a mortgage company, bank or any other lender provides relief to a particular customer, it is we who haven't defaulted that pick up the tab. Interest rates are a function of many complex factors. One of the factors is defualt rates on the debt portfolio. They aren't asking the company to pick up the slack, they are asking me. I worked for a credit card company for years. People typically acted like the phone rep should just write off their debt, after all, it wasn't the rep's money. Yeah, life can serve up some tough deals. Who we are is how we handle it.

Amen Mark, I couldn't have said it better. Essentially, these people want to point the finger and call the mortgage company mean, when it is evident that the mortgage company did a lot to help them (in particular since the mortgage company loses out when they postpone foreclosures like this). You are right in saying that if the mortgage companies listened to every sob story and there was a program (government I am sure) that picked up the slack, all of sudden, everyone in the entire US of A would have some problem. Crap happens, it does. I can attest to that. I lost all of my child support VERY abruptly and couldn't afford my home without it. It never dawned on me to assume someone or something else should pick up the slack my ex husband left. (I must add here, I picked him, I know that, and you should NEVER count on child support...). When this happened, I put the house up for sale and bought something I could afford on my own. Most people don't want to give up what they think they have. It is a sad state of keeping up with the Jones' and I confess, I have done it myself. One of these days, we gotta wisen up people!

When I took out a mortgage, I bought insurance to cover the mortgage in the event I became disabled. Eveyone has a story and thinks the lender should let them off the hook.Why would they? If you want charity, go to a charity. If you borrow from a lender, expect them to expect you to fufill your part of the contract.

"Our loan was sold to Homecomings Financial and we have had problems ever since. We fell behind on our mortgage due to medical issues." Your problem has nothing to do with the mortgage company who is servicing your loan. Your problems are your problems. You can't put them off on the mortgage company. "All the money we had to pay our back payments went to legal fees implemented by them and we now have to pay an additional $300.00 per month to keep our house from being forclosed on." You need to get your mortgage out and read it. They are 100% allowed to collect attorney fees, late charges, etc. You keep saying they refused to work with you, what exactly did you expect them to do for you? You owe them a payment every month. They put you on payment plans to help you get caught up, that was nice of them. They are able to do nothing to help you, you claim they did nothing, but then you say they put you on a plan. So the DID help you. There is no lawsuit here. You got behind, and you don't like the mortgage company because of it. But your delinquency is through no fault of the mortgage company's. Hardships happen, but they have the expectancy that you will pay your bill each and every month.
