This company was hired to inspect a small condo for a buyer.

They did NOT: test any electrical outlets, inspect any light fixtures, test/start dryer nor washer nor range/oven, window functioning, etc.

They DID: point out 10-yr-old faucets, complained they couldn't start dishwasher (door wasn't closed, until I pushed on it, then it worked fine), pulled toilet handle off and pointed out to buyer broken handle, etc.

I've hired, used and worked with a half dozen different inspection companies throughout South Florida since the '90's and never seen a more inept 'inspector'.

The buyer was not my client, but I highly recommend you look elsewhere for a competent inspector! The hundreds this company charged their buying client was wasted. You'd do a better job yourself.

Dear Sirs,

We did NOT lose a sale based on your inspection. Check public records - this condo closed 4/12/17 and I found the Seller his new home which closed a month after that. My client's single-family home inspection by the way was done by HomeTeam and was performed by one of the most competent and properly communicative inspectors I've worked with!

Also check with the agent who hired you - the buyer's agent. After you left, I asked him if he'd noticed that NO electric outlets, etc had been tested and he said he'd noticed that. He pointed out several other things he'd expected to be checked that weren't. 

I don't care how many inspections a company claims to have done; all I care about is the 1 I was on. Perhaps some of your inspectors/inspections do quality work. Again, all I know about is the 1 I was on.

Having my license for decades, having built homes and commercial properties, renovated homes for clients, etc., I've hired inspectors many dozens of times. I do not expect them to find everything, and I anticipate they will point out aesthetic 'non-functional' items which could cause concern to an uneducated buyer. But I do expect to see an outlet tester and a representative number of outlets tested among other things I pointed out in my original RipOff Report.

I have never filed a complaint against any other inspector.

I am not a 'disgrunted agent'. I certainly would be 'disgruntled' if I were the buyer or buyer's agent and this was the lame excuse for an inspection provided for the money you charged.

Instead of spending your effort arguing the points, why not invest a few minutes contemplating what might have gone wrong on this condo inspection and ensuring you have your outlet tester with you next time? lol

  Totally false info from a disgruntled seller/realtor .  We check every outlet,window fawcet,toilet etc in the condo.  WE have done 18,000 inspections and in this instance, have a complaint from someone who obviously must have lost their sale due   to our inspection.  if an appliance or door or window or whatever does not function as intended or there is an unusual condition to get it to function,we simply write repair/evalution needed.  We do not analyze or try to find the cause of the failure.  It is usually an owner or a Listing Agent who complains as they did not know or knew and didn't disclose faulty systems.  Then they get angry and try to blame the inspector----I have seen it for 20 years
