Do NOT move into this community or any other community owned by this company. Not only are they trying to gorge residents on rents they commit violations of the civil code, health department codes and fair business practices.

Mobile home or manufactured home are supposed to be affordable housing yet MHC feel that residents should pay lot rents equal to or above actual house or apartment rents! I live in Rancho Valley, residents here all own their own homes (no rentals allowed) and MHC is raising our rents above the rents for houses in the county and FAR above the rents in mobile home communities throughout the county of San Diego! Some of the senior citizens in the park (an all ages park) who have been here since the park was built in 1969 must now choose between food and medications or paying their space rent and families are losing their homes because they can't afford the rents and food for their families!

Not only that but they don't even maintain the park! Driveways - their responsibility - are in dire need of resurfacing, most are potholed, cracked, sinking/raising and in general dangerous condition. Most of the landscaping is dead or dying. We have to upkeep any trees in the park that we don't want them to cut down (it's the parks reponsibility to upkeep all trees but if you ask them to do the upkeep they are required to do they'll just cut down the tree). The sewer system is in violation of city/health department codes (one of our coucil persons has taken it upon herself to try force them to repair the system). The sewer system has caused MANY back ups into residents homes making them unliveable and unsaleable. Street lights are regularily out and are not changed for weeks or even months. Our childrens playground is dangerous and in ill repair! The clubhouse is reported as having asbestos flooring and lead paint - not to mention cracked and rotted ceiling beams. Rats live very comfortably in the laundry room.

If that were not enough, they tow vehicles on a random basis. Visitors are cited for fraudulent reasons. One was warned that thier car would be towed because they did not have vehicle registration when a temporary permit, issued by the DMV, was on the car. Legal vehicle registration as per the DMV. Another tenants car was towed from a handicap parking spot even though she had handicap plates!

They also try to intimidate, scare and force people out of their homes so they can place and sell new manufactured homes in the communities. They issue eviction notices for non-existant reasons (for example they tried to evict a tenant for "unregistered dogs", even though they dogs had been in the home for 9 years and the new "manager" admited to not being able to find resident information). They charge late fees to tenants whos rents are paid on time. They turn down perspective buyers of older homes who qualify for all of MHC's printed qualifications and requirements to try and ensure that they can tear out the home (even thought the home is in great condition and conforms to all laws and codes).

This is just a "short" list of all the horrible things MHC, Inc. has done to their residents. Whatever you do DON'T buy a home from any community owned by MHC, Inc. or at least do yourself a favor and and at least talk to current residents - they'll warn you!

This is a warning, I didn't do my homework and am regretting and paying for my mistake every day!!!

Hi Mark - from our tenure at Hacienda de Valencia, it appeared "management" (we had at least 7 managers in our 8 years) would NEVER "pick on" their well tenured residents-regardless of what they did. If these blue haired biddies didn't like you, you were targeted - period. I believe Hacienda is approximately 2/3 full. They persist in moving in new Cavco mobile homes for 50, 60 or 70,000 (not a misprint) THEN the $450 space rent per month. We were moved into Hacienda at no cost years ago, then had a rent reduction for 1 full year. This is one way of BUILDING UP a mobile home park. Raising the rent, having people re-sign a month to month rental agreement saying "it is the same" (it wasn't and we never resigned anything), not maintaining the property, not coming through with promises to your tenants and not having a manager there people can turn to without having to wonder (1.) if there even IS a manager currently (2.) If so, who might THAT be. Hacienda is a 55+ park - although I do NOT expect MHC to be a charity organization, I also would not expect they screw over their senior tenants year after year with rent increases with ZIP to show for their extra revenue. It appears any extra money they extort from their tenants goes out of the park and lines upper management's pockets. Stay away from ANY MHC park you can - they are mismanaged and selling your home will become impossible at what it is really worth, only way out is to practically give your home away. Which we did, and although we did NOT like taking a hit on our home's sale - thank goodness we got the hell out of there.

As per the above coment from the two very well informed consumers, I agree whole heartedly. The statements made about other MHC properties can be seen at "The Mark" as well as they can at their other parks. Instead of adding fuel to the fire I would like to add some other information that may help anna,(see previous rebuttal), and/or many others held financialy prisoner by owning a home placed on MHC property. Locally here in the east valley of the valley of the sun,(Phoenix),there have been many parks of MUCH MORE REPUTABLE status offering to move your home for free from mhc parks to theirs. In addition to this, they are also in some cases offering a month, or two, free rent! I am checking into this further, and will gladly post any findings, or email them, if there are people interested in such a thing. I'm interested in one very odd thing, as per its legallity. If a park raises its lot rent, that being for all tenants, is it legal for them to increase one persons more than anothers(percentage wise)? Also, if the rules in the lease agreement are blatently broken by renters, it it not the ethical duty for the property owner to enforce these rules in order to keep the law abiding, rent on time paying, nice home appearence having, yard upkeeping, good credit having, no criminal record tenants property value up? I had written about MHC's mobile home park (dump) in Mesa, Arizona...BOTH of their swimming pools (aka-swamps) are closed as of yesterday. Arizona in August calls for OPEN swimming pools that aren't tinged in green. The company is a joke-they need to hire a qualified pool company-not expect the maintenance folks to know everything. They gouge their residents - it is a shame. If you can, sell your place (almost impossible in Mesa-hopefully El Cajon is different) or have it dragged to another park ($1200 give or take-but to be in a good community, run by a good company it may be worth it. Good luck....
