Don't use Robert Mitchell or you'd regret. I hope I can give negative star. I am a remote investor who found Robert online to sell my house. I negotiated the commission to 5% before committing with him. I let him know exactly the work and he was happy to take on it for the commission.

The story then completely changed once agreement signed. These are the things that I experienced:

# He never communicated what he was planning to do - marketing, listing on MLS etc. I had to call him to get updates. I then gave him my preference - for example I like the house to be completely fixed up before showing. He won't listen to me. He did things the way he liked. I should have fired him right then. It was my mistake.

# He was not able to negotiate any repairs at all - in this sellers market!! It could be also the buyer's from the same London Properties that he did not care about my interest at all.

# He then purposely delayed repairs, very obviously. I followed up at least three times a week and he kept saying that he's handyman did not respond. He then said he's doing beyond above and beyond to help me out. And then said it's not his job. And then followed by "are you going to raise my commission". At that point I understood his purpose of delaying is to force commission. How unethical this guy is. I do plan to take him to the realtor board.

# Oh I forgot to mention when needed, for example when I need the info to decide on an offer, he can get the quotes in about few hours, the same day. When he tried to delay it, he couldn't get me anything for 10 days.

# Oh did I mention that he also put in wrong type of lockbox that caused all new appliances in the house to be stolen the next morning? Too bad the listign agreement exclude the firm from liability of their lockbox but any decent agent knows which area should not have a lockbox at all. He installed the lockbox without notifying me either. Again when you hire a bad agent, that's the stupid price you pay.

# then he's clueless to the extent that after all contingencies removed, he wanted me to fix the AC all of a sudden. First of all, how did the buyer get to go check on things here and there during escrow? It's an obvious conflict of interest in the same brokerage that the buyer was allowed to be in the house all the time. It's vacant and I am remote and I was obviously taken advantage of. Secondly AC was not in the repair list and repair contingencies were all removed. It's so obviously he does not care about my interest at all. It's hard to believe I need to pay this guy commission and he works for me.

# If you hear my story, run as far as you can from Robert. He should be ashamed of himself. And yes after this point, I am opening an investigation/complaint with the realtor board.
