Royal Union Nevada LLC Lack of Financial Accountabilty Las Vegas Nevada
We have been paying Quarterly Project Budget Allocatiions of over $1600.00 per year for over two years.
We requested a finacial statement breaking down h*e this money is being spent, specifically: The status of the projects we are billed for, salaries, entertainment, meals, etravel, etc.
They refuse to provide ant information as to what they are doing for their customers other than collecting money.
They are arrogant and rude, and either hang up of respond with an email totally ignoring the question.
In reviewing our account we have also discovered that they were double billing for one project.

I have been working with Royal Union's upper management. They have provided enough of the information needed by me, and will send annual reports.
They were professional (once I reached the right person) and helpful. And I consider this complained satisfacturilly closed.

Mr.and Mrs. Alejandro are fractionalized beneficiaries in four seperate properries owned by Business Trusts. Royal Union was appointed Administrative Trustee for the trusts by a majority of the beneficiaries, of which they have a very small percentage. As such, Royal Union handles administrative duties for the Trustees per the trust documents signed by all the beneficiaries, including them. For all 4 properties combined, they pay a total of $391.12 per quarter for real estate taxes, maintenance, accountng, administration, bank charges and tax returns. We have sent them the budgets on several occasions and have been responsive to their requests. We also have quarterly meetings to discuss any issues with the Trustees and all beneficiaries, and follow up by sending minutes of these meetings to the beneficiaries. They receive their tax returns each year showing all expenses and uses. They somehow believe that Roayl Union must be utilizing which is remaining of their $391.12 after paying real estate taxes, maintenance, accounting, bank fees, etc. on these properties for some excessive employee salaries, vacations, travel, etc. and the reality is that all amounts combined never exceed 1% administration fee per annum, which is approved by the Trustees, and was approved by them when they signed the trust documents,
