I would like to add something to the previous comment for clarification. I am a home owner and use RPM Rincon as my property manager. The previous statement that RPM and the home owner do not care is not completely true. It may just be that RPM does not care.
As a homeowner I have authorized several repairs to my home with the goal of maintaining a healthy and high quality residence for my tenant. Unfortunately, the RPM management (specifically the maintenance shop) does not seem to be very effective or efficient in their duties. I've had to follow up multiple times to ensure the work was scheduled or completed, many times discovering it had fallen off their scope. Recently, I discovered that plumbing work I authorized to be completed in January was still not done. We are now in the middle of April with the end of my tenant's lease approaching. I wouldn't blame them if they decide to move to a new home. This is a horrible situation. Myself and the tenants should have had this plumbing work completed months ago. Neither have received what we've paid for. I haven't received the services I pay RPM to do, and the tenant should have had fully functioning plumbing throughout the home.
I would agree that RPM's service leaves a lot to be desired. They have never failed to collect their portion (10%) of the monthly rent, but have failed numerous times to provide the services they claim to be so well known for. Maybe that is reserved solely for their big earners, but definitely not small time residential home owners.
So in short, RPM doesn't only fail to look out for the tenant, they don't look out for owner's either.

Sure they are smiles now that you filed this report. Watch them keep your security deposit when you leave, for an reason they can make up. I advise anyone who rents from them to take a lot of pictures after cleaning!!! Be sure to include that days newspaper as proof of when they were taken.
i made the mistake of trusting them.

I am the original author of this post. RPM RINCON is working with me to resolve issues. Seems most of this was due to communication errors and misunderstandings. The Customer Service Representative has been very nice and has helped my piece of mind. I suggest to all if you have problems to contact the customer service representative to have all issues resolved. I was angry under the first post, but since have reassessed my position due to the companies great response.
