My husband and I were excited about our new Ryan home, which was supposed to be finished May 4, 2008. We were also approved for a loan through NVR mortgage. We were told that if we used NVR Mortgage, Ryan Homes would take 47,150.00 off the price of the house (the options we had picked out). We qualified for the mortgage right away, and decided to go with NVR mortgage. We qualified for 330,000. but were well within our limits with a mortgage of 221,000. We received an official approval letter from NVR. We were then told our house would not be completed on time, it would not be ready until June 10, or around that time, they could not give us an exact date, they said this was because of the weather. They told us our closing date would not be until June 30. We were at the end of our rental lease and did not renew because we would be moving into the house in 12 days. We decided to stay in a hotel for this time, since our families live out of state and we have three children and a Labrador. Then, a few days before our closing date, they told us that we no longer qualified for the mortgage due to the tightening of the rules. It was to late to get another mortgage approved, so our closing date went by, and we were living in a hotel. We tried to get another rental house, but on such short notice there was nothing available. We had to live in that hotel for another 2 months! Imagine living in one small room with your husband and three kids! It was a nightmare. Ryan homes told us there was nothing they could do. This was not the worst part of it! Not by a long shot!! They told us that they were going to KEEP OUR DEPOSIT OF 5,000.00!!! We very much needed that money to get a new place to live! They even, and this is unbelieveable, sent us a release form which they demanded we sign within 10 days absolving them from any damages and saying that we would give up all rights to our 5,000.00!! We did not sign it and are now in contact with a lawyer. Our sales person slipped and told us not to feel too bad, they took 13,000.00 from two brothers the month before! How can they ethically continue to ruin people's ( and children's) lives. We are a nice family that follows all the rules, and don't deserve this! We finally did find a place to live, and we are not having our phone calls returned by the Division Manager. They also said not to get a lawyer, it would be useless. If anyone else is in this situation, post a comment here with your e-mail and maybe we can work together with our lawyer.

We're not allowed to put personal contact info here, but type in the builders real name Ryan Homes /NVR, in Google or most any search engine, and you'll easily find a site dedicated to exposing this company at the top, along with about 1,000,000 ads per month (as of this writing). It's crude static HTML started over 8 years ago. We tried to sue this company and failed. Our attorney stalled our case, lost our paperwork twice, and eventually filed a suit for us the day before statutes expired. He forgot to name Ryan Homes in the suit. That was no accident? We took him all the way to prosecution by the state bar. He hired an attorney who got the hearing cancelled, by telling an out right lie to the bar. So after a two year investigation, all charges were dismissed. Now he teaches law and ethics at a major university in addition to his practice. We meanwhile live in the horrible aftermath of negligence from this company, that seems is above the law, and it seems nobody truly cares. So if somebody told you suing does no good, I might believe them. It only made our lives worse. However maybe if victims banded together, we may have some chance the defeated justice system doesn't offer. As it is there are many victims, but always scattered. Even on this gripe site, they are scattered because filers use minor name variations about the same company, and the search splits them up.
