Tell us has your experience with this business or person been good? What's this?
My husband contacted Patrick Schutt of Schutt log homes in june of 2011. He decided we would buy a log home to put on our land we bought. Patrick said he would need $5,000 down and the rest on delivery. We made a trip to kingsville to see patrick and pay him the $5,000 and tell him the size and details of the home we wanted and get a little info on the building process of log homes. Patrick said that it is really easy to put the homes together and the manual that came with it would explain everything but if we need help he would come down for a couple of days and get us started.

We then went to lunch at his favorite restaurant in Lee's Summit a bbq place where he provided them with wood chips from his mill. We ate and then we paid him the money. After we paid him he said that he would need another $5,000 in 6 weeks because the price of logs would go up in the fall because the wood is used to make whisky barrels. That was not the original deal but it sounded legitimate and he just wanted to save us money. OR SO WE THOUGHT. On the way home as most people do, we had a few questions.

After several attempts we finally got ahold of him. Communication is not his strong point, and this is no accident. over the next few weeks we contacted him and asked several times for the manual and materials list. He said the woman was working on it and should have it done soon. In August of 2011 we made our second trip to Kingsville we asked again for the manual and materials list. He said it still wasn't available but he would come and help us for $500.00 a day. NOW HE WANTS MONEY TO HELP US! (Motive for not giving us the manual?)

We gave him the $5,000 and he assured us we would have the manual soon. We still have no manual and no materials list. We have no idea what we need for this SO-CALLED kit. And no idea of how to put it together. We don't know what tools we need, NOTHING! We decided after several attempts to contact him without success and finally getting a response after leaving him an e-mail telling him we were trying to get more money for him. that he was ripping us off.

We contacted a lawyer and paid $225 for a letter and another $450 attorneys fees to be told that basically he dosn't have to refund our money even if we get a judgement and if we don't negotiate and give Patrick what he wants NO MONEY AND NO HOUSE!!  Patrick now says he won't deliver our logs and that we have to come haul them off ourselves if we want them.  Everything about this man and his company is dishonest and the more we checked the more of his victims we found. After it was too late. PLEASE BUYERS CHECK PEOPLE OUT BEFORE YOU GIVE THEM MONEY! ESPECIALLY THIS GUY! HE IS A PROFESSIONAL CON MAN!!!!

We are having problems suing Schutt Homes because he owes 100K in back taxes and the IRS is first in line. He told us to screw ourselves and will do the same to you. He is now advertising on Craigslist with a different phone number and name. Do not use any oak log home company in the Oak Grove, Kansas City Missouri area or you will be the next victim. We will not go away and if only one person listens and is spared the grief this man will put them through it is worth it.

In July of 2011, Randy and Dawn Gintz contracted with Schutt Log Homes, LLC to purchase a Kit Log Home for a total purchase price of $19,950.00.  The Kit Log Home was to be delivered in April of 2012.  Per the contract, Randy and Dawn Gintz paid Schutt Log Homes, LLC a non-refundable deposit of $10,000.00 with the remaining balance due upon delivery.  In order to produce the Kit Log Home, Schutt Log Homes, LLC expended in excess of $10,000.00 in the procurement and milling of the timber necessary to complete the Kit Log Home.  After Schutt Log Homes, LLC had already purchased the necessary materials, and months before the scheduled delivery date, Randy and Dawn Gintz attempted to cancel the contract and demanded the return of their non-refundable deposit.

Ultimately, attorneys for Schutt Log Homes, LLC and Randy and Dawn Gintz attempted to resolve the dispute regarding the Gintzs demand for a return of their non-refundable deposit.  In attempting to cancel the contract and demanding the return of their non-refundable deposit, Randy and Dawn Gintz had breached the terms of the contract.  Schutt Log Homes, LLC, through its attorney, offered to either: 1) finish the Kit Log Home and deliver the same per the terms of the contact in exchange for Randy and Dawn Gintz paying the remaining balance; or 2) liquidate the purchased materials and pay Randy and Dawn Gintz the monies received from the liquidation minus Schutt Log Homes, LLCs unrecouped expenses.  Randy and Dawn Gintz rejected both settlement offers and the parties were unable to resolve the dispute between them.  Schutt Log Homes, LLC did everything it could to resolve the issues with Randy and Dawn Gintz, but unfortunately no resolution was possible
