Thinking of renting from Smart Centres, they may be too smart for you, could that be the reason they change it from FirstPro?.  Their lease agreement is written in a way that make you looks like fools, once you sign a lease with them they will make you build a new building for them.  I rented a property from them with net lease, meaning you'll be responsible for all maintenants. To them maintenant might mean new windows, new doors, new walls, new roofs, new driveway.  They will just come do it as they feel like it, whether you need or not and you'll have to pay for it.  To add to the insult, these repairs are done by their own contractors at a ridiculously high price and your jaw will literal dropped once you see the invoices.

If you rented a shop in one of their large building block, it will be painful with the maintenant cost but may be bearable since there are many other tenants to share the pain with you. If  you rent from one of their smaller plazas they can bankcrupt you any time they feel like it.  I rented from one of their smaller plaza, they basically bankcrupt me with their maintenant fees.  If you are smart cookie and asked for a cap on maintenant fee, they will laugh in your face and tell you to get lost.  Maintenant fee is how they make money from you and how they get their new building at your expense. 

You as a tenant is responsible fix and replace everything whether or not it's even broken.  They came and dig up my driveway and repave it, I asked the worker what was wrong with the driveway, he said he can't see anything wrong but was asked to dig it up and repave.  Smart Centres bill the tenant 100% of the cost of the driveway plus15% as admin fee.  Who knows what other kick backs they may get from the contractor.  Why wouldn't they put in new roofs, new windows, new wall, new building if it's all paid by the tenant plus they make 15% on top as admin fee and charge the tenant for site supervisory time as well.

These are landlords from hell, stay away.  I lost my flourishing business and lively hood to them, certainly don't want any anyone to go through what i went through.
