The person, Omar Navarrete, whom I met in Orlando, is from San Diego (Chula Vista), California. He was a former Mortgage Banker and said he closed his company for lack of business. He is now RE Investment and Financial Director for Synergy Professional TS, LLC at 3435 Camino Del Rio south #203, San Diego, CA 92108.  
Omar is also a Managing Member of same LLC. His Partner is also a Managing Member - Joey ( Jose) Soriano who is a Licensed Real Estate Broker in San Diego.  They interchangeably sign Promissory notes for the Company and share responsibility to buy distressed or foreclosed properties, rehab and resell them at a profit on their turf in Chula Vista.  At least thats what Omar told me and promised to do with this investment as long I would invest with him and loan him all of the IRA funds I have to be secured by 2nd position Mortgages on number of properties.  Omar said he doesnt need 1st position Loans because the Hard money lender would give him any amount of money he needs and had already been Vetted out as trust worthy Borrower that pays back. Omar also promised to sign personally on the Notes and would give me collateral on other properties but later convinced me to give up the requirements and to Trust him because his company never had a bad deal yet and promised BIG Returns of 30%-60% fixed  interest and possibly more later and 50/50 partnership.u  (probably knowing 10% annual is a maximum allowed by Usury Law-as I found out now). Omar later said that his lawyer recommended Shared appreciation to avoid usury laws and would still give me $15,000 in 60 days to what amounts 20% fixed rate on $75K.   Omar provided all the documents prepped by his lawyer like promissory note and Deed of Trust. He said he would Never walk away from the Properties he buys because there is way too much equity left to walk away from and he needs to build up long term relationship with me and build his private lender network. He also promised me future partnership in San Diego and Phoenix, Az where his brother does the same business and where Omar frequently travels to help his brother ( I think- Ivan Navarrete). Omar offered me to invest into 4 duplexes there.
When i visited San Diego and saw the property. ( i didnt know yet i will invest here - I saw construction and Rehab work done by what i suspected were questionable status workers Omar Navarrete and Synergy Professional TS LLC contracted to rehab the  property. When i asked him about his comment of how cheap it costs him to rehab the property . His repsonse was: Do you know how many of these workers and families he can feed with rehab work and can greatly benefit  from cheap labor!

Joey Soriano had stepped forward and contacted me and the other investor in June, 2011 and is trying to help to sell the properties and pay off the loans.  These properties were going into Foreclosure. Omar Navarrete had scammed 3 other people, that I found, for almost average of $75K to $100K each and disappeared.  One of the investors in San Diego scamed by Omar had also invested with his brother Ivan in Phoenix and is not getting paid back there.....
Again, Omar's method is to get investors into 2nd and 3d position, promising high returns of 20% to 30 % in 60 to 90 days. They rent the property using it a cash cow and don't pay lenders till it gets foreclosed on. Beware!!

When Synergy Professional TS LLC purposely defaults on loans it takes against the properties from hard money and private lenders it forces Foreclosure by Hard money lender which also wipes out junior lenders. thats Synergy's profit/catch! BEWARE!!! Omar and Jose later may close the LLC's and will start the new cycle of fraud. I dont know for sure how many times they managed to do or plan to do this cycle. On the Web site Synergy promising investors SAFE and SECURE investments and high returns of 20% and implying more ---dont beleive them - they lie well! ---then they dont pay and walk away from the loans.
The Deal.
This property I was solicited to invest in was at 467 Tesota Ct. Chula Vista, Ca 91911. Omar/Synergy asked me to invest $75K from mine and my wife's IRA in San Diego, Ca and/or Phoenix Arizona where his brother lives. He promised to REHAB and RESELL . They didnt list on MLS and they rented instead while the property was going into foreclosure! Jose Soriano is a Real Estate Broker! Beware!!
Synergy LLC promised 20% fixed rate equivalent for 60 days and to personally sign as well as LLC. They dont! Beware! They said they already had a buyer with Desk Underwriters approval for a loan and waiting to buy this house and this was a very "Secure and Safe" transactional loan to accommodate Escrow time to close and not lose another investment / house he wanted to buy quickly. dont beleive them - they lie well!
The Promissory Note at the last day was changed by Escrow to 90 days with additional restrictive text on Deed of Trust and my version of the Note I sent in was not used and substituted. Escrow switched Deed of Trust from Long form sent by Omar to Short form and substituted The Trustee. Omar rushed the closing and told me he needed to fund escrow ASAP not to lose another property he was in Escrow on and wanted to buy. dont beleive him - he lies well! Throughout the duration of this note from thru end of January, 2011 Omar was calling me and emailing me asking to invest more ($100K) into other ( SAFEST) deals here in San Diego or Phoenix,AZ into 2d position mortgages on 4 duplexes until he realized and I told him I will not invest any more until current Note Matures and gets satisfied. Good thing i never did. Omar stopped answering his phone, Emails and faxes upon maturity of the Note in February but his partner Joey stalled for few more weeks.

Dont beleive him - he lies well! They want to steal your money and will sweet talk you to invest and will call you Brother to gain your trust! dont beleive them - they lie well!
