Charles Lee poses as a hard money lender in hopes to steal from you! He stole 10k from me! He posts his scam on backpage and craigslist offering fake loan services. He also asks for down payments on properties that i'm sure don't exist!

Do not trust him!

Charles Lee of "The Boyd Captial Groups" for the record is a pure thief and liar through his whole fabric. He stole $100,000 from me on several projects. What kept me going with this thief was the fact that one of the projects l was working on actually closed and l had made some money on it. That was the bait. I paid dearly after that. Stay clear of this liar and con artist or you will also pay the heavy price of losing your hard earned capital.

All of this comming from some who states that he purchases and refinances LLC's from owner's as a means of fooling lenders and 'getting around the lending system.'

NOW, when the FEDs come knocking on your door to investigate how you do business--

Remember, YOU brought it all on yourself. You're going to land yourself in jail.

YOU won't get away with posting fruadulent ads online, and scamming consumers forever.

What's sad is, America is so used to the negative sterotypes of the Black man; and while the rest of world works to tear them down; he proudly brandishes them like a superhero symbol on his chest.

Just sad.

This is so ridiculous. I think she think that I own her money because the apartment went under contract with us. But the agreement was she get paid if the deal close "not when we got it under contract".. This is so silly and I dont have time to respond to every email she send..

But She did not send me any money and we did not close the deal.. please call me and I will explain
We did get it under contract but we could not close the deal - which she would get paid if we close.

Am sure she will respond again but she has no money, no credit and no experience she did not send me any money. Please call me and I will explain. 

She would have earn a bird dog fee if we close the deal we did not. PLEASE CALL HER YOU WILL UNDERSTAND WHO AM DEALING WITH.

Yes, My name is Lisa Gardner. I was interested in purchasing a property with an asking price of $490k. It was valued at nealy $1,000,000. I called Mr. Lee in search of financing. He told me that I would not be able to get financed, but he would give me $10,000 for the contract. He said he needed the rent roll, financial data, and the owner's contact information to confirm the value of the property. So I supplied him with what he asked.

The thing is, I had not yet put the property under contract. I wanted to secure financing before putting the property under contract, and he knew that. However, I trusted him with the information as one black person to another to fulfill what he said he would do.

After he confirmed the value of the property, he signed a purchase contract with the seller under his company behind my back. He cut me out in order to steal what was rightfully owed to me.

I knew there was something wrong when he sent me a non-disclosure contract without his signature. He expected me to believe that a contract with only my signature on it would be valid in court.

He says that I am a joke, however, what inspired me to write this report was the viewing of this ad in the LA craigslist for a property all the way in Mass:

The picture didn't seem real to me, so I searched the Massachusetts craigslist for the listing; and just as I had suspected, there was no advertisment of this property in the 'supposed' location. 

I was inspired to write this, because I would hate to see anyone become a victim to his ploys.

Mr. Lee---I am not into playing games with you. I will not toddle back and forth with you on rebuttals. We both know what you did. Man up and legitimize.

The lady in Ohio who claims I rip her off needs to provide proof. She did not send me money!! She was suppose to get a commission fee "if" a transaction she brought to me closed, it did not.  She makes ripoff report a joke because she is. Please email me and I will give you her email address.
