The River house Coops are a money grabbing organization. They first show your the most expensive apartments for 'sale'. This company under Linda, the manager will take thousands of dollars of your money, and give you a certificate saying that you 'own' the unit. You supposedly have ALL the benefits of a house. Victory the front desk bull dog will harass you and report to Linda every thing you do or say.She also calls up her girlfriends in the building and gossip about you because she has access to your personal information and (medical).

Residents start their remodeling projects sometimes after 10pm,and the front desk, which are over-payed residents, cannot tell where the noise is coming from. Not a good place if you are retired. Great views of the Detroit River, but you must put plastic on your windows in the winter time. The evication rate is horrendous! You should get your deposit back, and you don't most people have there things dumped in the garbage where fellow tenets and neighbors pic over.

The fees that you pay are equivalent to 'rent'. The maintenance/cleaning staff report to Victory at the front desk which further add fodder to their gossip network. Its one big joke and most people are stuck there waiting for Detroit to turn around so they can sale their unit to some unsuspecting buyer. With elevators breaking down every month I wouldn't recommend this ghetto hole to anyone.

I bought a house in Oct. of 2013 but prior to this, I was looking at the all the available options.  A friend lives at RiverHouse, whom I visit occasionally.  So I checked it out.  It is very expensive for what you get and they have a policy of returning the floors to the 1950's linoleum when you leave.  I don't know, seems like 1950's linoleum will not last forever, no matter how good it was when it was first installed.

So, also at my appt. I asked if they had a back up generator in case of power outages and a few other things.  They seemed very condescending, maybe it was homophobia although I'm not feminine acting, some people claim I come off slightly gay, most of my friends and acquaintances don't.   I don't expect anyone to "kiss my ring" but when I'm deciding where to call home, they should be professional enough that I'm not uncomfortable.

I asked about the fountain not running at the entrance, and was told that on windy days the water blows out of it and they have to fill it all day long.  So they just leave it off most of the time.  I was just curious, since I really think fountains are beautiful and add to the landscaping and atmosphere.  I made no further comment but somehow this got back to the person I was visiting as she mentioned it later.  She did say in the future,  don't say anything to the people at the desk.

On the plus side, it is clean and well kept, obviously like any apartment/condo you don't have to shovel snow etc.  But it is a long walk to the parking area and River house does NOT have direct access to the shoreline of the River. They do have 24 hour security which I do think does an excellent job.
