i was with a decent mortgage co. untill us bank home mortgage assumed my mortgage. i have been a victom ever since. for 2 years i did not receive my monthly mortgage statement.all the times i call them asking for it i would get the same old lie , it was a curtisy for them to mail it to me. they have to send to me its the law. i wish,and prey to God that a better mortgage co. will assume my mortgage from them.

Please specify which law requires mortgage companies, or any lender for that matter, to send you a billing statement in order for you to pay what you rightfully owe. Or maybe you believe that requirement lies within your Mortgage contract? I can assure you that such a clause will NOT be in either the Note nor the Mortgage. The Note (in which YOU agreed to the terms of the Mortgage by signing) states that you will make a payment (in whatever amount) on the first of each month. Failure to do so within 15 days will result in a late fee. It is not your Mortgage servicer's responsibility to remind you of your obligations. You are an adult (otherwise you would be legally prohibited from entering into any form of contract) therefore you should be capable of remembering to make your monthly payments. Especially since your Mortgage is likely your largest investment. The fact that the due date never changes and the amount only changes if you have an ARM (Adjustable Rate Mortgage) or escrow (in which funds are collected monthly to pay taxes and insurance) should make it even EASIER to remember to pay your mortgage. If you have so much going on in your life that encumbers you from paying the most important bill you have, maybe you should consider signing up for automatic monthly payments or ask your bank about a billpay service. Your claim of a "ripoff" is unfounded.
