Mitch Roth of Gold and Appel showed us these buidlings  This landlord/management company owns a series of buildings at 507, 509, and 511 East 73rd street, on the cross streets of York Avenue and FDR Drive in Manhattan.  The landlords name is Moses, and he has a few RUDE assistants that fields calls. 



We rented in one of their apartments back in April of 08 for a one year lease term.  After our lease expired a few months back, and of course we had to move out due to the condition the building was in. (more on that later) We patiently waited for the $2300 security deposit that was "supposedly" kept in an unknown escrow account.  (we never signed a w9, a form which should state where the security will be deposited, and whether you will get any interest off the deposit.  legally the landlords can keep 1% of it for administrative fee's, but the rest sholuld be returned to the renter.)



Well, to no prevail, they so far as of today they HAVE NOT RETURNED our $2300 security deposit.  The lease SPECIFICIALLY states that the amount will be returned in full as long as the apartment is "DELIVERED BACK IN THE CONDITION THAT WAS DELIVERED TO YOU Besides the normal wear and tear."  



WE left the apartment in better condition than originally devered to us.  We swept, mopped, wiped, dusted, and LITTERALLY LEFT THIS APRTMENT IN MOVE-IN CONDITION for the next tenants!  This was all done in hopes of getting our security back. 

EVERY PHONE CALL MADE IS IGNORED.  If somebody picks up, the receptionist will circle around the subject, PROMISING a call back regarding this issue.  IT HAS BEEEN MONTHS and we have not seen this MONEY.  She states that the apartment was dirty when we vacated, and has promised us to SHOW PROOF that the unit apartment was dirty.  THOSE PHOTOS NEVER SURFACED. 



TOP IT OFF WITH THE DIRTY HALLWAYS, RATS AND ROACHES, left out pet feces out on the sidewalk, (the stabilized tenants that have lived there for 20+ years DO NOT PICK UP AFTER THEIR PETS) and the LACK OF HEAT IN THE WINTER, made this a home run for the WORST LANDLORD WE HAVE EVER ENDURED.



THIS IS A CORRUPT BUSINESS WITH AN UNCARING LANDLORD AND HORRIBLE MANAGEMENT.   



WE ARE SEEKING LEGAL HELP.  We want to get this out to those renters out there who are making sure they're signing into AT LEAST A REASONABLE DEAL.



PLEASE DO NOT RENT FROM PRAXIS REALTY AKA Vanderleigh Properties, and avoid Mitch Roth at Gold and Appel at ALL COSTS!
